Kitchen Remodel Review for Cascade Design/Build

Warning - This contractor does not give you a final invoice they use what they call "Fixed Price" instead. Since they do not give a final invoice, you can't prove that any of the contractors were paid or that you own anything. This could possibly force you to pay a subcontractor twice. When you sell your home you may loose thousands of dollars in Capital Gain Tax breaks deserved to you for you home improvement cost. If you hire any contractor insist in WRITING that they give you a detailed Invoice at the end of the job. Also with an invoice you can prove that you own the products purchased and can claim the warranty for them. "Fixed Price" without any invoice to me means that you give them a sum of money to do the job, they spend it any way they want and keep anything left over.Roof Support
A roof support wall was removed and no immediate way was provided to support it except an emergency repair made by homeowner. The roof was left unsupported from Oct 26 to Dec 8 when I installed a Jack Post to support the ceiling. This was extremely stressful for us, if a snow fall would have occurred during that time it could have caused sever damage to our roof. We finally had to reinforce the roof supports at our own expense. I have saved 15 pages of direct quotes from email conversations between myself and the contractor regarding this job. I have shared these direct quotes with friends and they are amazed at how stressful this job was for us. They had no idea that these kind of problems could occur during a remodel. A responsible contractor would never remove any kind of support wall without providing a direct replacement immediately, even if the customer wanted them to. That is dangerous and irresponsible.No Invoice
This was a very expensive Kitchen Remodel, and even though we asked repeatedly for an invoice it was never provided. We have no idea if we received everything we paid for. Also we cancelled a few items but since there is no invoice we were unable to determine what was owed.This job has been the most stressful experience we have ever had with a contractor It mirrors the problems experienced with the other reviews on yelp.com by jill p and Satoko P. who both rate the company a 1Star.
We all watch the TV shows about remodel and they knock down walls and tear everything out and every thing works out great, but in real life it doesn't always work that way. If fact if you read the other 2 reviews of this company on this web site you will see what I mean. Now it doesn't have to be this way there are ways to protect yourself from contractor problems like these, but it requires work and time to investigate the contractor you are dealing with before you hire them, and let me tell you from experience it will be worth your time. The only way to know if a contractor has a good record on past jobs is to talk with previous customers. If your contractor will not give you a way to do that you should never consider them. The BBB may be a good reference in some cases but in our case its ratings were very misleading. -

I entered into a contract with Cascade Design Build for a large addition to my house. They made many agreements to work as quickly as possible, preserve much of the home in tact until the very end, and then “break thru” into the new area, keep it safe for a toddler, etc. None of these agreements were kept. Over the past 17 months I have lived thru almost every contractor nightmare I had heard about.
2 liens have been filed on my property. One is cleared up after months of Cascade refusing to pay the subcontractor after I paid Cascade. Cascade filed their lien on my property without notifying me as is required by law, and for more than is owed to them.
They committed residential burglary by using the key they were provided to enter my residence and take things without my knowledge or consent.
There has been a repeated practice of fraud and deception. I would sign a change order for a specific product and then they would try and install a completely different product. I would complain and then they would put my entire project on hold for weeks saying it was my fault, until after enough emails about their fraud being illegal they would install something comparable to the original change order.
Many subcontractors refused to continue working for them because of their horrible communication, failure to pay, and unethical business practices.
Cascade allowed the project to go thru final inspection knowing that all the work was not complete or up to code. They charged me for adding smoke detectors in the existing bedrooms to be compliant with code, but then never did the work.
I experienced a lot of water damage. They could have prevented it by scheduling the roof and siding work to be done rather than leaving the house open (without a roof) in October and November while we were living in it. Before signing the contract we discussed delaying it until late Spring to avoid any damage.
Cascade was very unprofessional in their interactions with me. They even yelled at me on different occasions. The email strings would get very passive aggressive and hostile.
I have repeatedly requested a complete accounting statement of all payments, credits, and change orders in order to determine a final payment. I have also requested lien releases, and product and warranty information on several occasions. They have failed to provide any of it.
There is a lot of work that is in the contract that has not been completed, nor have they offered to credit me any money for the work not done
They did not ensure the construction drawings met my original specifications.
They provided little, if any design help, other than the drawings done by someone they hired. I was left to make all of the decisions about everything without any input from them. When I did ask questions, they simply referred me to a different store or subcontractor to learn about the subject and make my own decisions. An example of this would be the electric/ light layout for the house. They referred me to a class at a local store and then to the electrician. During the early stages (pre-contract signing) I was told one of the owners was very good at lighting design.
During many discussions before work began, my exact wishes were stated. Cascade Design Build agreed to them. But during construction they presented change orders saying they could do the work, but that it would cost extra.
There was very little time anyone from Cascade Design Build was on site. I met with all of their subcontractors to show them around the property. They did not ensure the work was done well or completely.
Do not hire this company unless you want your project to take at least twice as long as they originally project, cost a lot more, want to deal with complete disorganization, expect very unprofessional treatment, and want to do much of the work yourself.
