We purchased a new home in this development a few years ago. We have been very happy with the overall quality of our home. At the time we purchased our home, comparable homes with the same square footage and same amenities (2 fireplace, hardwood floors, Granite counters, etc) were selling for MORE than $100,000 more. ABBY HAS BUILT US A QUALITY HOME AT A BARGAIN PRICE. Though there have been some problems with the finish work, which all builders have, Abby has come back to make sure the work was done. I have spoken to other realtors and not one has said they would not sell in this development. I would recommend to anyone if they want a good home at a fair price to buy in Northern Reserve.

We purchased a town home in this development and are pleased with the quality of the construction of the unit. We like the granite kitchen counter top, kitchen cabinets, engineered hardwood flooring, etc. The price of our unit was not raised at closing. Our lender did not comment on the development. Our real estate agent and Abby worked well together. Our real estate agent is not affiliated with Edina Realty. The person who installed our engineered hardwood floors installed engineered hardwood floors at a friend's home. We are both pleased with his work. The painter did a great job painting the walls and staining the wood work.

At least 5 owners in this development had the experience of having him raise the price at closing. A few walked, some on the advice of their lender. Breaching contracts is the norm and Edina realty of Rochester has no objections to this practice. He fails to follow state law regarding financials for the HOA and does not honor the statutory Minnesota warranties for new construction. Only one realtor (agent) in the entire city of Rochester is willing to sell in this development. Some lenders will not make loans on properties in his development. Subcontractors avoid this development based on reputation and experience. The construction is done poorly and cheaply. Units typically do not pass the building code requirements necessary to acquire a certificate of occupancy on time. Numerous re-inspections are required. His employees and subcontractors are mostly one-job wonders, unskilled, and untrained. Very few professional and skilled workers build these buildings. Avoid this contractor!

Our experience with this builder was a nightmare. We signed a purchase agreement in March of 2016. This was for a 2 bedroom slab townhome. We had a closing date set for November 30 2016. As of September 2016 our townhome had not even been framed yet. We had sold our house to buy this one as the builder would not accept a contingent offer. We called a meeting with our realtor and the builder in the middle of September to get a better idea if when the home would be ready. We knew we were not going to make the November 30th closing date but wanted some kind of commitment from the builder so we could lock in an interest rate. What happened next was unreal. He told us he could not give us a closing date AND the purchase price was going up $10,000.00. We had a signed purchase agreement and had done everything he asked us to do. He offered to give us back our $10,000.00 down payment back. We took him up on his offer because at this point we could not trust him. We have been in a rental house for six months and are now house hunting AGAIN! We thought we had found our dream home and now we are in this mess!! We would NOT recommend this builder to anyone.

Abbco built a custom home for us which we moved into in 2017. Abby and his subcontractors were very professional and knowledgeable throughout the whole process. We are extremely pleased with the craftsmanship and attention to detail provided. There were no shortcuts following building codes as all inspections past the first time. We would not hesitate to work with Abbco again.
