I purchased this unit in 2024, which is zoned Commercial B1. The previous owner completed significant work and used it as an office for over 30 years; however, the City of Denver does not have any record of a Certificate of Occupancy. The Denver Fire Department requires a Certificate of Occupancy before inspection. To obtain one, I understand I will need to file for a change of use/occupancy permit with no alterations to the building. For this, an architect’s plan must be submitted to Denver County. I have a baking commissary kitchen and I am looking to move into a larger facility. My hopes are that the landlord will improve the space to my specifications, and all I will need are the plans and some light renovations for the plan review with the City. This should not be a huge job. I don't need hoods or fire suppression systems. Because it is a baking kitchen, we only use electric ovens, induction burners, mixers, and a fridge and freezer. The space I am currently looking at was a former grow and has ample electricity and Hvac and it has a floor drain. So the major components are there. I wonder how much it would cost for an architect to draw plans and submit them for review.
