The roof is 18 year old. Roof leaking over and around garage, coming in around boiler stack exhaust; also have solar panels, they are not fastened to roof. Roof is divided 6 areas and is a 3 ply tar paper and asphalt small gravel ballasted roof. Wants to know options to have the roof repaired or replaced. Home owner will be out of town 7/10-7/30th

Roof replacement - Two-level pueblo-style flat roof. (In my opinion, in serious disrepair.). It looks like original roof was tar and gravel. Later TPO applied, but peeling badly many places. There is a large A/C - heating combo unit on upper level. New roofing surface will need to rise quite far up the insides of parapets. Some subroof may need to be replaced before re-roofing can begin. May need interior work done, so it will be great if the contractor can do both
