This deck + pergola is for a fraternity house on Georgia Tech’s campus. We are not a large fraternity, so we have fundraised for a few years to fund this deck. We are a commercial property. We have already began permitting from the city of Atlanta we just need to find a GC as our previous contractor was residential. I’m seeking an evaluation and estimate for repairs to my back deck. The deck includes stone tile over a waterproofing membrane, and there appears to be water intrusion and some structural deterioration beneath the surface. I want to build a screened in back porch. I’d like it to be 18x18 feet. Currently, we have about a 10‘ x 8‘ slab of concrete with no frame or roof. We would need to extend the concrete slab, add tile, framing, and a shingle roof and screened walls. We would also like a ceiling fan/light combination and potentially some skylights. There is an aluminum threshold with a wood bar center that needs to be replaced. And there is wood rot in the the lower 5 inches of the door frame on both sides that needs to be replaced.
