Many homeowners also choose not to\u00a0restore the exact same house, so\u00a0a new proposal from a contractor will not reflect the cost of\u00a0replacement.\u00a0 The way to overcome these\u00a0obstacles is to convey the condition of your pre-loss home as accurately as possible.\u00a0 The\u00a0adjuster will create a &#8220;scope of loss&#8221; based on details provided from the homeowner,\u00a0so it&#8217;s crucial that items are not left out or they will not be calculated in the\u00a0total final estimate.<\/p>\n<p>With all of the chaos and hardship ensuing a traumatic event, it can be difficult to remember all the\u00a0features and upgrades you have implemented in your home over the years. There are, however, sources that\u00a0can\u00a0help give you a more complete picture of your home before the loss.<\/p>\n<ol>\n<li>Ask the realtor who helped you purchase the home to provide a copy of the MLS listing, the property condition inspector&#8217;s report and the appraisal<\/li>\n<li>Reach out to contractors you hired for building plans\u00a0and\u00a0documentation on the scope of work<\/li>\n<li>Ask the building department to\u00a0provide plans or building permit records for your home<\/li>\n<li>If your home was renovated before your purchase, you can\u00a0find the contractors listed on past building permits and request to see plans<\/li>\n<li>If actual plans are not available, some insurers will pay for &#8220;as built&#8221; drawings to be prepared to document what existed before the loss<\/li>\n<\/ol>\n<h3>What is Xactimate?<\/h3>\n<p>Xactimate is the estimating program most commonly used by insurance adjusters to calculate the value of your home before the incident.\u00a0 Knowing a bit about the program will help you better understand the estimate you are presented with, and whether\u00a0everything has been accounted for.<\/p>\n<p><img loading=\"lazy\" decoding=\"async\" class=\"aligncenter size-full wp-image-10270\" src=\"https:\/\/www.buildzoom.com\/blog\/wp-content\/uploads\/xactimate_10325272.png\" alt=\"Xactimate\" width=\"1000\" height=\"603\" srcset=\"https:\/\/www.buildzoom.com\/blog\/wp-content\/uploads\/xactimate_10325272.png 1000w, https:\/\/www.buildzoom.com\/blog\/wp-content\/uploads\/xactimate_10325272-300x181.png 300w, https:\/\/www.buildzoom.com\/blog\/wp-content\/uploads\/xactimate_10325272-768x463.png 768w\" sizes=\"auto, (max-width: 1000px) 100vw, 1000px\" \/><\/p>\n<ul>\n<li>Xactimate\u00a0calculates estimates\u00a0by room, so make sure larger functional aspects of the building such as roofs, plumbing\u00a0systems, or external finishes are not omitted.\u00a0 The accuracy of room dimensions is also crucial, as it can skew the total square footage and volume of the space.<\/li>\n<li>Waste materials should be taken into account as carpet, flooring or other materials are ordered in slight excess.<\/li>\n<li>Contractor overhead and profit (OH&amp;P) should be included either in-line or at the bottom. The average for a single-family home project\u00a0is around 20%.<\/li>\n<li>Soft or indirect costs include architects, engineers, permit and city fees, and construction insurance.<\/li>\n<li>Xactimate uses a quarterly price-list to estimate\u00a0unit, labor, and material costs based on the market fluctuations in a\u00a0given region. Check to make sure the price-list is for your state and up to date.<\/li>\n<\/ul>\n<p>If you\u00a0have any\u00a0doubts or hesitations\u00a0about how your estimate was calculated, ask\u00a0the adjuster.\u00a0Don&#8217;t be afraid to challenge the adjuster and don&#8217;t be afraid to ask dumb questions.
