{"id":11570,"date":"2018-07-12T07:25:40","date_gmt":"2018-07-12T07:25:40","guid":{"rendered":"https:\/\/www.buildzoom.com\/blog\/?p=11570"},"modified":"2018-08-07T20:01:22","modified_gmt":"2018-08-07T20:01:22","slug":"facebook-oculus-redmond","status":"publish","type":"post","link":"https:\/\/www.buildzoom.com\/blog\/facebook-oculus-redmond","title":{"rendered":"Facebook Oculus Spends $106 million on Redmond Facilities Expansion"},"content":{"rendered":"<p><i><span style=\"font-weight: 400;\">In January, Matt Day of the Seattle Times\u00a0<a style=\"font-weight: 400;\" href=\"http:\/\/www.govtech.com\/applications\/Facebook-is-Reshaping-Seattle-as-a-Virtual-Augmented-Reality-Hub.html\">stated<\/a> that &#8220;Facebook is reshaping Seattle as a virtual, augmented reality hub.\u201d The accelerating real estate growth of Oculus, the Facebook-acquired virtual\u00a0reality company, around Seattle\u2019s neighboring city Redmond makes a compelling case in support of Day&#8217;s statement. Today we\u2019re exploring the <\/span><\/i><b><i>$106 million<\/i><\/b><i><span style=\"font-weight: 400;\"> in construction and development permits filed over the past three years for Facebook Oculus&#8217; offices in Redmond to see where they have acquired new office space and how they&#8217;re using new facilities. <\/span><\/i><\/p>\n<p><span style=\"font-weight: 400;\">To explore these topics, we analyzed data from BuildZoom\u2019s National Permit Database. From our analysis of the more than <strong>180 permits<\/strong> filed, issued, and finaled for Oculus<\/span><span style=\"font-weight: 400;\">\u00a0projects across\u00a0<strong>11<\/strong><\/span><b>\u00a0buildings<\/b><span style=\"font-weight: 400;\"> in Redmond, Facebook Oculus has spent more than <\/span><b>$106 million<\/b><span style=\"font-weight: 400;\">\u00a0since July 2015\u00a0<\/span><span style=\"font-weight: 400;\">to develop labs and offices.\u00a0<\/span><b>$88.3 million<\/b><span style=\"font-weight: 400;\">\u00a0of those permits were filed in 2018 alone. Map template from Open Street Map.<\/figcaption><\/figure>\n<h2>Timeline<\/h2>\n<p><span style=\"font-weight: 400;\">In March 2014, Facebook purchased Oculus Rift for a reported\u00a0<\/span><a href=\"http:\/\/www.businessinsider.com\/facebook-actually-paid-3-billion-for-oculus-vr-2017-1\" rel=\u201dnofollow\u201d><span style=\"font-weight: 400;\">$3B<\/span><\/a><span style=\"font-weight: 400;\">. Although the company was founded in Irvine, CA and has headquarters in Menlo Park, Oculus has\u00a0<\/span><span style=\"font-weight: 400;\">reportedly<\/span><span style=\"font-weight: 400;\">\u00a0been going through a hiring push around Seattle, <a href=\"https:\/\/www.geekwire.com\/2017\/facebook-owned-oculus-makes-big-hiring-push-seattle-region-amid-rumors-real-estate-expansion\/\" rel=\u201dnofollow\u201d>according to<\/a> GeekWire reporter Nat Levy, and is rumored to be looking to expand its local footprint. All addresses have had Oculus-related permitting activity as recently as 2018, indicating Oculus likely still uses the space, except for\u00a08720 148th Ave NE, wherein the most recent permit on file was finaled in 2016.<\/figcaption><\/figure>\n<h2>Spending by Year<\/h2>\n<p><span style=\"font-weight: 400;\">Since January 2018, Oculus-related permits were pulled within <\/span><strong>eight<\/strong><span style=\"font-weight: 400;\">\u00a0new Redmond offices for a value of <\/span><strong>$88.3 million<\/strong><span style=\"font-weight: 400;\"> (in buildings where no Oculus-related development had previously occurred). Below are a handful of interesting permit descriptions that hint as to how Oculus will use their new Redmond facilities.\u00a0<\/span><\/p>\n<h3>9461 Willow Road NE<\/h3>\n<ul>\n<li><b>$16,000,000:<\/b><span style=\"font-weight: 400;\"> CADD &#8211; Facebook\/Oculus SEA 113 BEM [&#8230;] Scope for new work includes interior building out for office and clean room facility. [&#8230;] Scope also includes [&#8230;] equipment and one for cryogenic nitrogen tank both will associated equipment screening. Total area of work 62,147 SF.<\/span><\/li>\n<li><b>$13,600,000: <span style=\"font-weight: 400;\">Facebook\/Oculus SEA 113 BEM &#8211; High Tech Cleanrooms with 1700+\/- Fan Filter Units circulating filtered air to the cleanroom. <\/span><\/b><\/li>\n<\/ul>\n<h3>9845 Willows Rd NE<\/h3>\n<ul>\n<li><b>$6,016,850: <span style=\"font-weight: 400;\">CADD &#8211; Oculus High Bay 2nd Floor Expansion &#8211; New construction includes 4860sf of new 2nd floor expansion at high bay space, new stair and restroom at 1st floor. <\/span><\/b><\/li>\n<li><strong>$1,000,000:<\/strong><span style=\"font-weight: 400;\"> CHANGE OF OCCUPANCY- Oculus (Facebook) &#8211; Cafe and Exterior improvements &#8211; TENANT IMPROVEMENT AND EXTERIOR ALTERATIONS INCLUDING NEW PARTITIONS, CEILINGS, DOORS, WINDOWS, CASEWORK, AND OPERABLE PARTITIONS ON THE FIRST FLOOR [&#8230;] Total area of work = 9,455<\/span><\/li>\n<\/ul>\n<h3>9805 Willows Rd NE<\/h3>\n<ul>\n<li><b>$615,000:<span style=\"font-weight: 400;\"> TI-Oculus Interior build out of approximately 10,250 sf for new office space at existing first floor. Project includes selective demolition for work as it relates to new wall partitions, doors and ceilings.<\/span><\/b><\/li>\n<\/ul>\n<h3>10785 Willows Rd NE 250<\/h3>\n<ul>\n<li><b>$1,120,000: <span style=\"font-weight: 400;\">Commercial tenant improvement &#8211; sea 119 wcd tenant improvement &#8211; suite 250 &#8211; oculus\/facebook &#8211; tenant improvement interior build-out of space for new offices in existing 2nd floor. Work includes selective demolition of existing space to make ready for new partitions doors ceilings lighting etc. Area of work 6, 951 SF<\/span><\/b><\/li>\n<\/ul>\n<h3>10545 Willows Rd NE<\/h3>\n<ul>\n<li style=\"font-weight: 400;\"><b>$4,200,000:<\/b><span style=\"font-weight: 400;\"> SEA 114 WCA &#8211; Facebook\/Oculus &#8211; High Tech Cleanrooms with Fan Filter Units circulating filtered air to the cleanroom.<\/span><\/li>\n<li style=\"font-weight: 400;\"><b>$2,096,000:<\/b> SEA 114 WCA &#8211; Facebook\/Oculus &#8211; Full building remodel outside of small bank area on Level 1.
