Unlike his downtown high-rise projects, this property appears to be for himself. Permits value the new construction at $2.125 million, which is a significant amount of money for construction alone.\u00a0<\/p>\n<p>Ocean Drive Magazine named Simkins and his wife Nicole one of Miami\u2019s most influential power couples. Simkins&#8217; Lion Associates conglomerate has recently been buying up tracts of land in Miami, reportedly for condo development.<\/p>\n<p>[threecol_two]Located on Pine Tree Drive, Simkins&#8217; new home is packed in among Miami Beach&#8217;s most exclusive residences, facing the Atlantic. Permits indicate that a stunning $10 million villa, last purchased (presumably by Simkins) in 2012 for $4.9 million, was demolished to make way for the new structure.
