For our second post this month, we’ve selected\u00a0a handful of notable projects to highlight from over 200,000 new building permits to enter our system. \u00a0This week, we’re\u00a0taking a look at\u00a0mid and high-rise residential towers\u00a0in major cities that will help\u00a0accommodate increasing\u00a0urban populations by growing vertically.<\/p>\n

The Avenue Residential Tower in Austin\u00a0To Break Ground<\/h3>\n

A $47 million building permit filed in June shows\u00a0that a new mixed-use apartment tower will be breaking ground shortly in Austin. On the corner of 8th Street and Congress Ave, The Avenue Tower will be\u00a0the first\u00a0apartment residence\u00a0without parking in the city. The Avenue<\/a> presents itself as “Austin’s first true urban apartment residence,” and is designed for those who “enjoy a walkable city” or who bike to work in the heart of Austin’s vibrant downtown. The Avenue will also provide several floors of office space, a basement cocktail lounge, and a pool deck and roof terrace on the 31st floor.<\/p>\n

Bulfinch Crossing’s 46-Story Residential Tower Underway<\/h3>\n

A colossal redevelopment named\u00a0Bulfinch Crossing<\/a> is underway at the Government Center Garage in downtown Boston, which includes the biggest office tower under construction in Boston with 1.1 million square feet of office space, and a 480-foot, residential high-rise tower. The 486-unit\u00a0luxury apartment<\/a>\u00a0will make its\u00a0mark on the Boston skyline as the tallest for-rent residential building in the city once it is erected\u00a0on the southwest corner of the existing\u00a0Government Center Garage. Amenities will include a one-acre rooftop garden, a golf simulator, pet spa, and a sky lounge and terrace. The latest building permit filed July 19 for the high-rise at 100 New Sudbury St. shows an estimated project value of $226.8 million.<\/p>\n

Essex\u00a0On The Park Moves Ahead in Chicago<\/h3>\n

Hartshorne Plunkard Architecture<\/figcaption><\/figure>\n

Construction on a 56-story, 479-unit luxury apartment designed by Hartshorne Plunkard Architecture<\/a>\u00a0is underway\u00a0in\u00a0the South Loop of Chicago facing Grant Park. Site preparation began\u00a0earlier this year, and a\u00a0$14 million building permit for the construction of the foundation of the tower was filed in April. \u00a0The latest permit filed July 3 shows an estimated value of $160 million, bringing the total project cost\u00a0to over $174 million. \u00a0Essex On The Park will share several amenities such as a multi-story indoor garden and sky bar with the neighboring ‘Hotel Essex’<\/a>, which is also currently under construction.<\/p>\n

Apartment Complex at Former Tampa Tribune<\/h3>\n

The former office building for the Tampa Tribune on the Hillsborough River is being redeveloped into a 400-unit apartment complex<\/a>. Building permits filed July 19 describe four and eight-story structures with a nine-story parking garage, with an estimated job value at $65.4 million. \u00a0Arquitectonica<\/a>, the architect for this project envisioned a structure shaped in the letter “E” with courtyards between the protruding sections. While the office building\u00a0has been\u00a0demolished, the developer\u00a0Related Group<\/a>\u00a0has decided to recycle the signs from the Tampa Tribune\u00a0newspaper<\/a>\u00a0into art which will be incorporated into the new apartment complex.<\/p>\n

Westshore Marina District in South Tampa<\/h3>\n

A $60 million building permit filed June 30 shows the construction of six multifamily apartment buildings with 351 units is\u00a0underway.\u00a0BTI<\/a>, the master\u00a0developer of\u00a0a 52-acre waterfront complex named\u00a0Westshore Marina District<\/a>, sold eight\u00a0acres to Related Group<\/a> for the development of this apartment complex<\/a>. \u00a0The entire development of the Westshore Marina District\u00a0is estimated to cost $600 million and will include 1,750 residential units, over 150,000 square feet of retail space, and 185-240 marina slips in\u00a0its 1.5 mile stretch of waterfront property.<\/p>\n
