Seattle\u00a0has seen a huge boom in construction<\/a> over the last few\u00a0years, to the point that Business Insider wrote an article about how ‘crane counting is becoming a thing’<\/a>. \u00a0This week, we’re zooming into the new crane capital of the US to introduce\u00a0five\u00a0large-scale residential developments that are currently under construction and ranking them by the largest permits filed in the last 2 weeks.<\/p>\n

1)\u00a01101 8th Avenue<\/h3>\n

The\u00a0largest value permit filed in Seattle over the last two weeks was a\u00a0$201 million building permit for the development of two high rise residential towers by LMC<\/a>. \u00a0The two towers<\/a> will house\u00a0550\u00a0residential units over 32 stories, with ground level retail, restaurant, and office space. \u00a0The L-shaped site will include the vacation of an alley connecting Seneca Street and Spring Street.<\/p>\n

2) 600 Wall Street<\/h3>\n

A $73.4 million building permit reveals that construction on a new residential and retail tower is underway. The tower at 600 Wall St has a small triangular-shaped footprint and is located a few blocks southeast from the Space Needle. The project is a joint development<\/a> between China’s largest residential and real estate developer Vanke and California-based Laconia Development.<\/p>\n

3) 820 John Street<\/h3>\n

A proposal for a new 28-story building\u00a0on the corner of John Street and 9th Avenue by Denny Park is under review. \u00a0The first\u00a0building permit for this project was filed on July 31 with an estimated value of $64.1 million. The existing buildings on the 21,000 square-foot\u00a0lot will be demolished, and the latest building plans<\/a> show an increase in residential units from the originally planned 160 to 248 units.<\/p>\n

4) 800 Columbia Street<\/h3>\n

Another high-rise residential building is moving ahead on the northeast corner of the intersection at 8th Avenue and Columbia Street. \u00a0The 30-story tower is being developed by Daniels Real Estate<\/a>, and will provide\u00a0housing for mixed-income residents\u00a0and easy access to Seattle’s downtown. The development pulled their first permit on July 31 with a job value of $50.3 million.<\/p>\n

5) 3717 South Alaska Street<\/h3>\n

Downtown Seattle isn’t the only area building multi-family complexes. \u00a0A new mixed-use project\u00a0is in the works in Columbia City, 15 minutes southeast of the city. But unlike the\u00a0residential high-rises,\u00a0this complex will be much shorter with 5-7 stories, and\u00a0will include other\u00a0amenities such as multiple plazas, courtyards, and shopping areas<\/a>. Three building permits were filed in July for the demolition, excavation, and construction of the new building, and the largest permit value is\u00a0$38 million.<\/p>\n
