Almost all homeowner insurance policies provide “replacement cost value “meaning the replacement cost is valued at today’s pricing, which is what the insurance company will pay. It is important keep in mind that the insurance company is not doing you a favor; you, and all other policy holders, have been paying for this coverage and are entitled to the repair. Many homeowners do not realize the initial payment from the insurance company is only for the depreciated roof value. It is to the insurance companies’ benefit to only pay the depreciated value for replacing a roof. Since many homeowners do not have the money to pay for a new roof at today’s costs, they often pocket the initial payment and do not complete the repairs, potentially causing more damage to the home. In these cases, the insurance company would be insuring a home with roof damage and eventually paying for structural, interior and contents damage.
How do they pay? Normally the insurance company will issue a check for the depreciated value before the work starts and the balance being paid after the repairs are completed. For example, if the insurance company has determined that $8,000 dollars of damage was done to a home and the depreciated value is $5,000 dollars.
