I would like to begin by saying thanks for choosing Brandon Bellon Development to be your builder. I would like to take a moment to discuss the building process and some of the things you should expect. Most likely this will be the most expensive project you will take on, so understandably you are going to want to get it just right. My main goal during our process will be to make sure things are done right, on budget, and on time. Although I would like for every detail to be perfect I can assure you they will not be. All of the jobs done in a house are done by the human hand, so please keep in mind that although I will do my very best to make sure everything is done correctly it will not be perfect. Once the building process has began don’t ever feel like its to late to come to me if you do not like something, if you don’t like it odds are that I don’t like it either. Anything can be changed, and although sometimes it may cost to make changes I will do my best to absorb any cost that I can. If at anytime you feel that something is bothering you whether it be with one of the subs or something in the house please call, the longer you wait the more aggravated you will be. I know a lot of this seems extreme, but I have been doing this for a long time and I have found its better not to sugar coat anything. For the next six months we will be like family and the more honest I am with you the easier it will be for the both of us. During the process we will deal with many subcontractors. Through the years I feel like I have weeded through to find the very best guys I can. That being said I can almost guarantee you that their will be a moment in the process when you will be frustrated with one of our subs. There are many reasons why, for example, they didn’t show up when they said they would, they didn’t finish when they said they would, or they didn’t do something the way you wanted them to. Try not to let this things bother you, that is why I am here, to make sure they will show up and they will do the things they are suppose to do. At the end of the day it falls on me, all of these guys represent me and my company. If at any time you feel as though something is not to your standards please let me know and I will make sure that our subs are held accountable. Most of the things in our budget are fixed, this means the price will not change for you. If we have a turnkey bid for 200,000.00 and the price of lumber goes up after we sign our contract then it is my responsibility to honor that bid for 200,000.00. However there are a few allowances in a turnkey bid that do fall on the homeowner, this means I will give you a set number for that category and it is your job to stay within that budget. For example if I give you 4000.00 for plumbing fixtures but you decide you want to spend 4500.00 because you like a different set of faucets, you will be responsible for the other 500.00. Before we sign a contract make sure you look over your allowances closely, if you don’t think you have enough money let me know and we can adjust accordingly. Your 4 allowances are Light Fixtures, Plumbing Fixtures, Flooring, and Appliances. Changes are a big part of every project. There will be times when wish you had done something differently, when that time comes it is no big deal to change it. I do however ask that you give me sufficient notice and email or text me what you would like to change. If you call me and tell me I will do my best to remember, but odds are I am going to be on my phone 85-90 times a day. It is way easier for me if I have something to reference the changes to.
