    Complete remodel of house
    $400

    Would not recommend ken to do anything at all. His word is meaningless does shoddy work Way over budget left job less then 1/3 done even though 2/3 paid now we now why he never get rough inspection done he couldn’t even though we paid him he didn’t pay ANY subcontractors We have checks to prove this filed a police report hope you don’t have to learn the hard why Beware

    Dormer installation and attic remodel

    We worked with Ken back in 2018 to expand our home by finishing our attic, which included installation of a shed dormer and several modifications to the second floor to gain access with a new stairway. We had a few hiccups early on with the city delivering all of our permits in a timely manner, but the project proceeded quickly once all permits were finally in hand. Start to finish, we had a completed attic & updated floor plan to the second floor of our home completed within 6 months. Ken delivered a very nice finished product, which incorporated all of our design ideas and he was very accommodating to our suggestions and changes along the way.

    This customer is not a Build Zoom customer and is not representing himself properly or the job. First all permits were pulled accordingly and closed properly. Secondly, the job did not go 15 percent over budget. It went 5 percent over budget but that amount was covered in the contingency for unforeseen or unexpected items. It's a very old house and there were unexpected framing issues to contend with. There were unknown gas lines under the floor that needed to be cut out to accommodate venting and drains. The existing vent was not to code and had to be updated. A new soil stack was cut into the main drain and vented through ceiling which required cutting the roof open as well to vent. There was addition framing and insulation as well on exterior wall. When opened up it was found to have no insulation at all and the framing was not acceptable and had to be redone as well to make code. There was no way to know this until the walls were opened up and the project started. Extra framing to make it even possible to make a full bath in a tiny space. So in other words I came in on budget and I only charged a small amount (the contingency). I should have charged way more but this was a friend of a friend and I was being nice. Any extras money spent was for items they wanted as extras. Which I installed for them at a fraction of the cost I should have. Also I believe their St Bernard dog walked on the tile floor in the shower and that messed up the pitch and the water did not flow to the drain well. It was acceptable but not in the customers eyes. So at my time and expense I took up the entire shower floor and redid it. Just to be clear during the time (about one month) it took me to get back there to pull the old floor they were using the shower. The project was finished. It did take an additional two weeks once I was there to redo it all. I have had to take up tile I have installed only twice before and both times it was because the customers had walked on it even though told not to. I charged extra both times. This time I did not because I cant be sure if it was the dog. There were muddy paw prints... but could have been dry. Like I said I cant be sure. Also the customer decided to add a fully tiled bench seat in the shower. Which was an extra. They chose smaller tiles for the whole job. My expectation was 12x12 tiles not 2x3 and tiny mosaic tiles that were substandard materials they chose anyway. The small mosaics were very time consuming as the material chosen had to be cut individually because the poor manufactured quality.. Every single little one inch piece... That all takes extra time. More than once I recommended they change their mind on the choice for the shower base tiles. And again when I pulled then all out. I suggested choosing different tiles. They said no. I have not heard from the customer that anything was falling apart. I will send some pics of the gorgeous final product. There are very few tilers who could tile this shower and have all the seams and cuts be so perfect. At the price I charged and all the extras I did for little or no cost he should be jumping for joy. Cant please everyone. There is more but I believe this is sufficient to have this review removed.
