New Edmonton Condos Bring the Hotel Experience
When it comes to condos, many people are looking to what they’re condo fees get them exactly. Sometimes it feels a little too abstract, like rainy day funds and heating bills for the lobby (which some buildings in Edmonton have dodged by making courtyards). But a new building in Edmonton is being pretty up front with what they’re condo fees are in part paying for.
The Legends Private Residences is still being built at the corner of 104th Avenue and 102nd Street, above a previously announced high-end hotel, but developers are promising the residents the hotel perks will apply to them too, minus questionable cleaning practices.
The perks start with access first. Residents can expect climate-controlled pedways from the building to the Wintergarden, Edmonton Tower, Rogers Place and other arena district buildings. Essentially, the winter walk to work could potentially be done without a coat.
But getting out is just the beginning. Coming back is where the building wants to really set itself apart. “The unique thing here is access to the hotel’s services,” Michael Smith, a vice president with the developer, recently told The Edmonton Journal, “Our residents will enjoy the comfort of their own private residents’ club, which is condominium owners only and includes things like a party room, board room, kitchen and lounge areas. They also have access to the broader range of hotel amenities: fitness, swimming pool and the like.” Smith also mentions that other hotel amenities will be available to residents on a contract basis.
The Legends Private Residences is part of a larger movement seen across the globe in high-end real estate. As condo buildings keep going up, what makes them different is what’s brining in the buyers. And since you can only have so many floor plans and so concierges, the difference sometimes comes in the little things.
But these amenities and condo benefits also come at a cost, one that many people pay from month-to-month in those regular condo fees. Even as each of these seems appealing, prudent buyers should balance the features they’ll use with the price it will cost them.
