    New single family home build

    The entire process was a nightmare. Took an entire year for them to complete the build. Tried blaming things on us that were their fault. Make sure you have EVERYTHING in writing so they can’t screw you over. They tried to with us multiple times. Up until 2 weeks before we closed the house was either left unlocked (with ALL of our brand new appliances in it) so anyone could walk in or if locked the key was “hidden” but we could go in and check on the progress. Once we started having issues with them not sending all of the correct documents and signing off on the correct documents for close, they put a lock box on the house and tried to say it was our lenders fault and if it wasn’t done by this date that they wouldn’t sign an extension. Us and the lender luckily were able to get the missing documents from the town hall so we could close.

    The best part was when we tried to close the first time and they SOLD the house to the partner and NEVER said anything. (Which is a HUGE breach of contract) All of our paperwork had to be redone. 3 appraisals because they didn’t do what they were supposed to. All 3 appraisals failed. We had to have them remove items from the contract because they didn’t do them just so we could close.

    DO NOT work with these people unless you have a year or more to kill. The house next to us has been a year as well and getting the same run around stories.

    We had a condo built at Summer Hill Estates in Belchertown. The whole construction process has been a nightmare. before the unit was completed, we notice major puddling in the finished basement - which they failed to correct during the construction process when it would be easier to fix - that did not happen and it continued to leak through the winter. We moved into our unit in late October 2018 - too late to start any landscaping and we were told they would begin in April 2019. On April 4th we requested a meeting with Mark Jackson to discuss not only the landscaping but other issues in our unit (leaking basement, bubbling drywall tape, a rotten and rusted front hand rail on the stairs, see through paint, unfinished door jambs, and more) We were promised the yard would be seeded within the next couple of weeks. The front lawn was "seeded" in mid June (who BEGINS seeding that late!) The basement wall was ripped opened in May of 2019 and still has not been completed even after many phone calls and texts. The carpet is mildewed and smells. The front 'lawn' is nothing but crab grass and the back yard common area is a dust bowl. (as of July 10, 2019) although they claimed they have seeded it on July 4, 2019 - who does this in July? We still have no shrubbery . This contractor will lie to your face and tell you anything he thinks will keep you from complaining. It is shoddy work at best and the contractor is pathetically incompetent. Tried to bring my concerns to the town building inspector who promised to "rattle his cage". Come to find out they are best friends - they golf together 3X/week and take family vacations together. So, how does that work in our favor? No recourse other than making my grievances known.
