Purchased a new construct home in June 2016 - have had numerous warranty issues. Half the house did not have any insulation, outside hose bib plumbed to hot water, half the hurricane shutters were missing and now ... we went to put in a pool and a large amount of trees and organic material has been found buried not just in the yard, but UNDER the foundation of the home!

This would have been our third property from this developer but I strongly suggest to stay away.
We were promised a lot size of 13,401 as the lot has a strange shape however we have since learnt that lot will be actually much smaller closer to 10,000 sq feet as to the back on two sides there is a deep and high drop off which means land is not useable.Efforts to find out from the developer if this area will be graded or filled has been futile. This is extremely important due to the risk to my handicap granddaughter. This is not all,the builder never conducted a "New Construction Orientation" on lot site to discuss the lay out ,they just began building to face the Neighbour 's side yard.I brought it to the attention indicating our dissatisfaction. They say it was changed yet still no "New Construction Orientation "on lot site so who knows.
According to the contract the company has breached the contract 13-f by not conducting the " New Construction Orientation" and yet is refusing to refund our deposits.Their argument is they are building a house to our specification but the plan is a generic plan and we have not been involved in the actual building on the lot.The one meeting we had with builder was at another Vintage Development miles away. The builder builds a house to their specifications and then keeps your deposit plus funds on upgrades and uses their contract which allows them to do what they want against you.
They do not use arbitration to come to a mutually accepted solution. They just sold home for 10,000 more than the contract price and keep all the money. -

KEPT MY $5000 DEP...Working with the sub-company VINTAGE ESTATE HOMES, in Woods of Lake Helen. I was working with a real-estate agent, Maureen. We were still in the design phase, had not submitted to the town for approval, when we found out we were unable to have the driveway on one street and the house facing another. Maureen was adamant the driveway would not be an issue. I requested it in writing. When we got the disappointing news that the driveway in fact will be an issue, we discovered, on LOT 77 the sidewalk would be in the middle of our front yard, due a central drainage system for the town. Maureen and Tim Durkin acted as if they didn't know about the sidewalk, even sent an email to the town asking for it to be moved, just one of the many NO's we received. At this point we wanted to cancel our plans to build with VEH. They took my $5000.00 deposit and will not refund, nor reply why they are keeping it.
