Walter Family Homes is a scam on wheels. They promise so much but fall short every time. We have waited over 17 months on our house being done and they have maybe half of the house up. People do not show up and are missing for weeks/months on end. There is no consistency whatsoever. This is our second house we have built and it has been the WORST experience ever. We had issues during our closing that was located hours from where we lived and ended up having to reschedule due to the agency and WFH not having the correct paperwork. There is no communication at all. Emails and phone calls go unanswered. It is super annoying when you are told 6-7 months max and you are at 17 months with no end in sight. Please do not sign a contract with these people. Their "preferred lender" is also a big joke.

In June of 2019 we entered into a contract with Walter Family Homes with then owner William Ladson for our home not to exceed $357,821.00. We paid $1000 deposit directly to WFH.
We closed on our construction loan in Aug 2019. We were promised completion by Feb 2020.Construction began Oct 4th 2019, they cleared the space for which the house was intended to be built. The foundation was started by Dexter Christopher in mid Oct. Shortly after he began we met on him out on the property and gave our contact information should he ever need it. He stopped working on the foundation due to non payment.
They began framing our in Mid November, before the foundation was ever completed. We started receiving collection letters and construction lien warnings from Dexter’s lawyer. We reached out several times to get him paid. We continued to be told it would be handled. We finally insisted that we personally give him the check for a partial payment from WFH in Feb 2020. He was not paid by WFH again until March 14th 2020. We finally had to pay him the remaining $2000 out of our own pocket to have the front and back porches done - which was finally completed In April 2020. The $30,000 initial draw from Capital City bank which was paid to WFH in Sept 2020 was intended for foundation and other start up of the construction process.
It only gets worse from here. WFH continued to pull draws from our loan and not pay their subcontractors. It got to the point where no one would come and work on our house due to non payment, even though WFH had already received payment for the work. They were taking our money and using it to pay for other client’s homes. To this day we still have several sub contractors calling and harassing us for outstanding invoices that WFH was paid for but refuses to pay.
After we found out that our money was being stolen we contacted our bank and had a full audit completed on what was already drawn out and compared it to the list of unpaid subcontractors. In March of 2020 we drained our retirement accounts to pay past due invoices in order to get people back to work on our house. From there we took over the bank draws so we could make sure people were getting paid. Unfortunately the bank could only reimburses us for amounts that WFH had not already received. So we are now out over $40,000 for invoices we paid out of pocket but WFH was paid by the bank. Not to mention the invoice overcharges that we have uncovered.
On April 16th during construction there was a leak that caused flooding of the master bathroom and bedroom. The water drained down into the HVAC vents that were located in the floor. This resulted in all of the duct work under the house needing to be replaced. At first Bill refused to provide us with his insurance information and insisted he would have the damage fixed. Shortly after that he wanted us to get an estimate from the original installers to have the work done. Their estimate was $6800. Bill was unhappy with that and asked us to get another estimate. We then called another local HVAC company and the second estimate was $8400. After several weeks Bill said to have the work done and he would get it paid by the contractors that caused the damage. We decided that we wanted to go with the second estimate because he have worked with them in the past and we agreed with Bill that we would pay the difference between the two estimates. He agreed and we ordered the work to be completed. We are now five months removed from the original incident and the repairs have not been paid. We have tried to file an insurance claim and have been denied because our home was never listed on any of their policies. We have since been told by the new ownership that they will not pay for the repairs and that Bill would be responsible for that invoice.
Jeremy Manley the construction manager who works for WFH personally stole 2000k from us by inflating his flooring invoice to include cleaning cost for removing sheet rock mud from our tubs and windows (which was never completed in our home until I did it personally)
To Date WFH has never completed a punch list for our home. We still have electrical issues, doors/windows not opening and shutting correctly. Paint issues all over the home. Uneven flooring. We still have heating and air issues, but the company has never been paid by WFH and will not come fix anything or honor their warranty which we have lost due to non payment. I am happy to share the full list with anyone who would like to see it.
In March WFH homes was purchased by Matt Evans and Michael Miller the new owners are no better than the old one. They are aware of the issues and claim no liability for any of them. We were told only the subcontractors that they intend to use again will be paid, the rest they do not care about.
We are in the process of filing a lawsuit against WFH and their owners and will be filing criminal charges against the previous owner William Ladson.

My house was destroyed by Hurricane Michael in Panama City. I signed a contract with Walter Family Homes to demolish my old house, and build a new house in the same location. They started working in Feb. of 2019, and by October had a block shell up, with trusses. After me paying them a large sum of money, they quit construction. They didn't pay framers, plumbers, electrical, roof, etc. Bill Ladson made several promises that he would get my house finished in 60 days. But, they were all lies, as he did not pay any more sub contractors, and I had to pay subs that already had work done, as he would not pay them. After many more months of waiting, living in a small camper, I decided to take the project over myself. I got a permit, took "WFH off of my building permit, and then went about hiring and paying all subs to get my house finished. I went through hell, as I didn't have a lot of money, and had to do a lot of the work myself. Anyway, I finally got the house finished in June of 2020. Walter Family Homes turned out to be a terrible home building company. They ripped me off for many thousands of dollars, forced me to live in a camper for 15 months, and lied over and over. That is my review, this is an extremely untrustworthy company.

I would write a detailed review of my experience with this company, but all of the other reviews hit the nail on the head. I’ll highlight the facts for my build…
Cons:
Terrible management.
Does not pay subs in a timely manner. Results in subs putting liens on your property.
Piss-poor communication. Does not answer or return calls/texts.
Craftsmanship is subpar. Multiple tasks had to be re-worked. Could have been avoided if there was a project manager present.
House is “Supposedly” finished, but have received no confirmation from WFH.
Pros:
Jeremy and his Mother do excellent work. Their attention to detail and willingness to make things right is appreciated.Overall: Terrible company. Someone with more money than me should drive this company into the ground. My heart goes out to all of the people who have unfinished builds.

Run far far from this company. We signed a contract with them in 5-18 and now its 2-20 and the house is still not complete. Before I hired them I searched for reviews and found only favorable ones, but that was 5-18. They do not pay their sub-contractors in a timely way. This results in calls to me from their subs and I really feel for people who work hard and don't get paid. So I am currently paying out of pocket to some subs and also paying on liens from other subs. I have eerily similar experiences as many of the 1 star reviews: there is very little oversight at the building site, there is poor communication or none, the progress has been abysmal and I wonder who is in charge of this company. Life is too short for this shoddy treatment. Its funny they state that they treat people with respect...LOL.

Walter family homes cane had the first drawing of $23,000.00 in October 2018 in December 35,000.00 the foundation was done in December 2018 the house was not erected until march 2019. By then Walter family homes had 102,000.00 we are in February 2020 still living in our rv our Christmas, thanksgiving was the most ugliest season. Now having foundation problems with bumps low and hi places in the foundation. Also a lien of $6200.00. If you have complaints call Kenneth Dious and associates in Athens ga. Also, lack of suoervision. Email, messages. Also I signed the house will be finish in April 2019 that paper I signed with tom - project manager wfh my husband my brother as witness I asked for the paper I signed the excuse was unable to give me copies because we signed paper in our farm there us not photocopy machine. I believe in them...that was the first down...my neighbors came and cover the wood seating 3 months in rain night humidity. Any coomebts in regard call Kenneth Dious and associates in Athens ga. Seek professional legal adv. That is my opinion.

We signed a contract and gave Bill the deposit to build our house in January 2018 and he did not finish the project until February 27, 2019. The only reason he finished then was because we, the home owners, completed most of the work. The budget for your house is not transparent in any way and he doesn't even know how much things cost. The communication between the owner and Bill is horrible! He never answered our emails timely and barely ever answered the phone. In addition to the length of time it took to finish, our house has many problems. One main issue during construction is the plumber forgetting to place a main water line to the house so it is now buried in our backyard. Literally EVERY pipe had to be moved AFTER the slab was poured because of negligence on WFH for not properly inspecting their subcontractor's work. Another problem that is still happening is the entire house is sinking due to horrible compaction. We have humps in the slab where our flooring buckles because of the slab problems. Bill promised several times our grading would be fixed but instead we now have a moat around the house when it rains. Bill only does the bare minimum for his houses and definitely does not know how to manage. He was requesting advances on our loan even when his crew never showed up! He made promises that were never kept and Owners BEWARE and stay away. We will never recommend him to anyone!

My husband and I moved to Gainesville, Fl in January of 2018. We signed in May of 2017 to have WFH start building our dream house. It is now December 2019 when I am posting this and what was supposed to be my dream home has turned into a nightmare. They have yet to have our house finished. We have had nothing but problems with them and have tried to be oh so patient but they have terrible communication and do not know how to manage things. Bill really sold it to us and this experience has been the worst thing I've ever been through. I hope they know they have ruined a lot of people's lives over the past few years. Do not build with them.

My home is located in southeastern GA. Walter Family Homes was contracted to provide services from demolition of an existing home through building a custom built home. Their projected completion time was 7 months, and it was met. There were some hiccups along the way, but that can be expected with any construction. Also, my location was a contributing factor. I have now been in my home for a year, and I like it. So do my family and friends. All issues found were corrected, in a timely manner, by knowledgeable subcontractors. WFH provided a beautiful, cozy, custom built home to my specifications.

We signed a contract with Bill Ladson of Walter Family Homes in May 2018 and did the closing with 1st Signature Lending in August 2018 for a 1080 sq ft home on our land. It took him 3 months to get the permit for construction because they kept submitting incomplete paperwork to the county. They failed every phase of construction at least once. The subcontractors were inexperienced and unsupervised at all times. There was never a construction supervisor on site. The only time the construction supervisor came out was when we called him because something had failed inspection. My husband was literally at the construction site every week monitoring the work. The county inspectors were fed up with the poor workmanship of this company. The crew only worked part time on our property and at times no one showed up to work for a weeks. Communication was poor and even the bank would not return our calls. We started withholding the funds and thats when we would get something accomplished. Our house was completed after 13 months. It is cute but the quality of work is poor, however, we decided that we will fix any issues ourselves in order not to deal with this contractor anymore. In addition, the bank told us to go ahead and do the closing and they would send us the releases that the subcontractors signed stating they got paid and we have yet to receive them one month after closing. We also found out this week that one contractor has not gotten paid yet. We also paid for several items out of pocket for which he did not credit us in full and he overcharged us on other items. At this point we are just glad to be done with this contract. We will never do business with this contractor ever again and we will never recommend them even to our worst enemy. We are highly disappointed and disgusted by the promises made and the work delivered.

We signed a contract almost 1 year ago this June coming. We were promised that our new house would be built by that Christmas. As of this date May 2019 we have a shell with no walls no doors no windows no nothing. They will not respond to our request for Subs to come and finish the job. They will not respond to us at all for anything. Take my advice and run as fast as you can to someone else this company is a bunch of liars & crooks that is my personal opinion of course.

Avoid this builder at all costs - They can not deliver what you are wanting because they have a lack of leadership and lack organizational skills that provide opportunity for multi tasking among trades that they contract. They lie to you - we are still waiting 15 months later to get into our home they have received monies to finish. We were pursued - we thought we did our homework. Please - do not partner with this group. They truly need to step back and review whether or not they should be in business

We built during the middle of hurricane season so unfortunately we were delayed by 2 months on our move in date. Communication between the contractor Bill and us the home owner sucked. Things he would say were being done one week would take 2 or more weeks to do. I've asked numerous times to be kept in the loop of all funds spent on construction and still have not received them. Being the type of person I am I want to see receipts, and this was never provided. I paid for many things out of pocket because I was told we'd be getting it back once we closed on the mortgage and now were being told we owe additional money. I do not feel comfortable signing anything stating I'm satisfied with my house until I see receipts from construction. The main parts of the house is complete but there are small glitches were finding little by little, 2 of the 4 bedrooms were hard to keep warm during the winter months, and every time the AC kicks on the lights flicker. Overall though when it comes to the appearance of the house both interior and exterior we love our home. It fits are family well, it's easy to maintain and comfortable.

My wife and I hired Walter Family Homes to build our current house and were pleased with the results. Building a custom home can be a stressful, time consuming and expensive process for everyone involved no matter how great your builder is. With that in mind, I think that Bill from WFH did a great job of delivering what we requested.
Positive Factors:
1. Customization - Bill from WFH gave my wife and I complete control over the design process. We used one of his standard house plans and made numerous changes to get exactly what we wanted. This builder will not limit you when it comes to designing your custom dream home.2. Involvement - I would have had a very difficult time spending so much on something that I could not be involved with daily. WFH never denied me access to the construction site and encouraged me to be as involved as I wanted to be. This allowed me to provide feedback and adjustments throughout the build process on features that I had just never considered at design time.
3. Budget Clarity - The budgeting process for build options was 100% transparent. I opted for several upgrades around flooring, insulation, HVAC, cabinets, counter tops and stone work. Bill worked with me to estimate how much these options would cost and never discouraged an upgrade. I am a firm believer that "You get what you paid for" and if you have the funds, Bill will build it.
If I could start the process over from the beginning knowing what I know now, I would feel comfortable having WFH build my house.

Our Walter Family Home (WFH) is two years old and we just finished replacing the floor down to the joist kit of pocket at a cost of about $20k. During the building process WFH walked away from our home leving us to finish out of pocket. We sued and received a judgement of $80k+ but are yet go collect. WFH is a corrupt rotten builder and will only take your money and run. STAY AWAY!!
