This was absolutely the worst experience of my ENTIRE life! No one knew what was going on, despite the fact that they had meetings EVERY Monday to discuss the progress and schedule of the house. We signed our buyer’s contract in February with Ashley Nguyen, and that was the last time I heard from her. We were told that we could choose who we wanted to use for our mortgage but if we chose their preferred lender, we would get incentives. We went with a place my realtor recommended and the gentleman I was speaking with was going to be able to lock in my rate early, beat Rocky Mountain’s rate and cover closing costs. We were excited, until our realtor called and said that Zia homes now said we couldn’t go with anyone but their lender. When I called Zia to ask about this, and mentioned that it was illegal to steer buyers to specific lenders, they said they would call me back. An hour later, my realtor called and said that Zia was going to cancel our contract because I called them! My husband is in the military and we knew we were coming to EP in July and needed a place to live. My realtor went back & forth with Zia and they agreed to give me one more chance on the condition that I NEVER contact the office again and that I send all inquiries through my realtor. In Feb they assured me our home would be finished in July. I called my realtor at the end of May to ask again if they were going to be finished in mid July because we had to give notice to our apartment in KS. They still said yes for sure mid July even though they had only had the house framed. We gave notice and the day we left KS, June 28th, we got a call saying that our home was going to be delayed 2-3 weeks. My father owns a construction company so I know that delays happen for a number of reasons. I was a little annoyed but I understood. We decided that my son and I would stay in OK at my mom’s for the few weeks while my husband would stay with our friend here in El Paso. We got another call at the end of July saying that they’ve been waiting on material for over a month and it finally came in but there is going to be another delay and that it would be done mid to end of August. We got ANOTHER call about delays and now it’s looking like end of September. In the meantime, my realtor has been going to the house every 1-2 weeks to do video walkthroughs and every time she goes, I get more and more upset with the quality of work and materials being used. No one is on the same page and corners are being cut left and right but at this point it was too late for us to back out. Prices in houses had jumped $50k or higher and we needed to move in ASAP. At the end of September, I finally leave OK to come check out the progress of the house myself and it’s even worse in person than I saw in the videos. The stucco is cracking and not hard like they showed me in the model home, the baseboards are atrocious. They looked like my 5 year old put them in. And they didn’t have the extra outlets, that we paid $550 to have put in, put in the correct places. There were a ton of other minor things that I brought up but they just kept saying not to worry that all of that would be fixed before we closed. While doing this walkthrough, John from Zia, said our new expected finish date was Halloween and then it change to mid Nov. Still, I kept bringing things to their attention that weren’t right and they kept saying it was fine. We finally did our blue tape walkthrough 22 Nov and found SO many things wrong. They fixed some but Zia still wanted to close 24 Nov. We tried to push it to 29 Nov so we could address some of the things, but they threatened us AGAIN and said that if we didn’t close 24 Nov, they were canceling our contract. They refused to fix the baseboards because they said it was too late now. We’ve been here a month and have found even more things wrong. Tried to contact warranty dept but no one has responded. DO NOT USE ZIA!!! They use CHEAP material & any body that can show up. They drink on the job and don’t care about craftsmanship.

A few Years back, El Paso County Commission of Realtors and Construction for builders had a significant bad reviews for homes being built too fast. The main concern came from the actual customers themself and their was even an article on the local news. Sadly, the events have not change at all and these homes have being a financial heartache to a vast majority of people. I get that this homes are "affordable" and are "good" starter homes but the harsh truth comes to the cheap materials this homes were/are built and with time the cost to do repairs and what-nots will take a toll on your pocket causing financial stress. ZIA Homes is not the only example that follows suit, Desert View Homes and other like Saratoga Homes have the same company business model.
- Cracked Walls.
- Unfinished Caulking.
- Loose Sink faucets.
- Spotty paint marks and scratches.
- Support wood Frames and stud not properly enforced.
- Wall studs are not spaced 16 or 24 inches apart.
- Unstable countertops.
- Gaps Between door frames, sinks, Trims, borders & kitchen countertops.
- Stucco Falling off.
- Rooftops not properly sealed for all weather.
- etc.... Sadly.all this issues are just part of the first initial inspection. Be careful when signing any contract.

Bought my house in 2014, first week the masterbath shower basin leaked. They did fix it. Then started to notice after a year later that the up stairs floor boards started to sound like the floor boards were not screwed down, sounded like the plywood was cupping and could hear the ply bounce and hit. The carpet was just laid down and not stretched. Now 2017 the bathroom drywall ceiling joints are not secured along a beam so now the ceiling is falling at the seems in both bathrooms. Also MAKE SURE YOU GET THE STAMP FOR THE HOME WARRANTY! They will not tell you. YOU ONLY HAVE 90 DAYS TO APPLY. I had not noticed this until I opens the envelope with the warranty and it was after 90 day from purchase.

We bought our home from Zia a little over a year ago. The entire process was as easy as possible. We purchased an already complete home, and we were able to close in less than a month. Working with Dan was great, and communication with the office staff has been good as well. We had a few small warranty issues which were all taken care of the same day we called. Moving here from out of state, and looking at some other builders in the same area, I don't think you can find the same value for the money in terms of features, sqft, etc.
