I purchased this unit in 2024, which is zoned Commercial B1. The previous owner completed significant work and used it as an office for over 30 years; however, the City of Denver does not have any record of a Certificate of Occupancy. The Denver Fire Department requires a Certificate of Occupancy before inspection. To obtain one, I understand I will need to file for a change of use/occupancy permit with no alterations to the building. For this, an architect’s plan must be submitted to Denver County.
