Multi-Rehab Work
We are seeking licensed general contractors for a phased rehab project in Greenwood, MS, covering approximately 100 rental units across multiple property types.
This is a large-scale rental portfolio owned by Kevin Tillery Homes, LLC, including
• 19 single-family homes (mostly 3/1s)
• Several duplexes, triplexes, and 4- to 7-unit multifamily buildings
• One 16-unit building
• One commercial property
The project will be completed in 3 phases, with the following rehab budgets:
• Phase 1: $200,000
• Phase 2: $190,000
• Phase 3: $85,000
Most units need interior cosmetic upgrades: painting, flooring, vanity/fixtures, cabinet refacing, minor plumbing, minor electrical, and some HVAC and roof patchwork.
Unit conditions vary:
• Full remodels: $7,000–$10,000
• Cosmetic turns: $3,000–$6,000
