Grading Work
We are building an 8 unit townhouse building in north Oakland and are looking for a grading contractor. The building will have a 12" thick mat slab foundation that goes 4" below grade. The soils engineer thinks that we can use 6" of import fill as cap and then rework, moisture condition, and recompact 18" of subgrade soils. The building has a footprint of 3600 sf and so we would have a total of about 111 cubic yards of soil that would need to be hauled off and about 67 cubic yards that would need to be brought on site.
We're going to be pouring the foundation in two phases. Phase 1 will be for units 1 - 5 and Phase 2 will be for units 6 - 8. Phase 1 will start around the end of February and Phase 2 around August.
