Floors she feels would need to be new luxury vinyl.
- Solid hard wood floors, may just refinish instead of having to rip out

Insulate the walls. Bunch of electrical and other things redone, piecemealed beforehand.
HVAC, has original heat pump and HVAC
Considering stand alone generator of some sort
MOTIVATION:
Neighbors across the street, daughter wants to rent the house and want to renovate it. Get it done between 6-12 months and she'll live in it. House was built in the 40s.
