We would like to convert our back deck to a screened-in porch. Currently the deck is 12x12, we want to extend on one side (along our house) by 12 feet, 5 of those feet would be open for grilling. So screened-in area would be 12x19 approximate. We would like a gabled roof over the porch. We'd like to eventually have electricity running through (there is an outlet to the deck right now), with a ceiling fan in the screen-porch and then another underneath for the patio below. This may be something we want to keep in mind to do later, or may want to do now depending on price. We are okay using the existing wood if it's in good enough shape. The stairs and stair railing need to be replaced for sure, and we'd like to replace with trex .

Back yard, 12' x 24' poured, stamped, colored concrete patio. I already have HOA approval and building permit. My shrubs are in bordered areas that the border is a clay color and I want patio same color. Stamping is varied rectangular boxes/squares.
