    Good lessons for first time remodeler

    I contracted with Reputation Builders last year to do a remodel on a small home I bought. I am remodeling the home, completely, and I needed to break up the remodel into phases. This was my first re-modeling experience and my decorator suggested I go with them because they were in my budget and were willing to do the phases and they had an established relationship. I worked with the owner directly as he did most of the work himself and subcontracted out some work. His work has held up nicely. I rate him 3 stars because there were a few things that he didn't do that he said he was. They were semi-minor items that I now have to have someone else finish. He works hard, but he's overworked. He was stretching himself thin between what I assume was multiple jobs. Knowing what I know now, I would get time estimates for each phase of the job and ask what happens when he runs over. That is, how does he get caught back up. i.e. Does he hire extra people, etc. Additionally, he asked for a draw before the actual work was done. I didn't know any better and was going to pay it anyway because I was going to get the work done, but my designer advised me to never do it. That is, wait until the work is done before you pay. He was a nice enough guy and like I said, he works very hard, but I didn't partially pay him. I paid him in full. I expected all of the work to be done. I sort of understand why as things begin to fall apart at the end because of a subcontractor. I didn't like the way it was handled and so I chose to not engage them for the remaining phases and, I understand the emotion behind losing future work but that doesn't mean you don't have to complete the work that was promised. I'd recommend them with the following caveat, get everything that is said in writing. Make sure both parties understand the amount of time for each part of the job. If he falls behind, ask how is he going to catch up and hold him to it. I think if I'd done that, we'd be looking at a 4 star review.
