I'm looking to demolish and reframe/rebuild (better) what was previously a garage or carport turned into an addition in about 1970s in Nunanka Valley. It's a slab foundation, torch-down-flatroof, 24'10" (east to west) by 14'6" (north to south) interior, with freestanding walls on the east south and west, connect to the house on the north through a shared wall into an open kitchen and the body of the original 1954 home (which is basically basically a slightly bigger rectangle with a regular, centered peaked roof. Isolated room heat with williams wall heater, entrance door is on west side. I had a roof leak which revealed massive prior damage to the roof joists, insane rot, etc. I am ready to rebuild this room the way it should've been built in the first place! I would like to keep...

We are currently seeking a general contractor for our home renovation project. Attached are our plans for this job. I drew these up, so they are not complete-mostly general ideas. We need to make sure we stay in budget so, hoping you will see this as something we can do under a cap budget. As far as the HVAC (heating and cooling) goes, we have a bid from Diamond Heating who will do all the duct work but they’re only request is that the entire ceiling of the lower level have all the drywall removed to give them access for running the ducting. The contractor (your team) would be responsible for putting new drywall back up. We are currently hoping for substantial completion by end of summer 2025.
