Chimney Cap Repair
The stone border of the chimney cap, 99"x27", has spalling. The cement dome cap is in poor to fair condition. The cap is 10 courses of brick above the roofline. 12"x12" flue in excellent condition. The metal "birdhouse" on top of the flue is in very good condition and maintained with Rust-Oleum paint periodically. Some (3-4) bricks above the roofline and below the cap have spalling. No obvious efflorescence. No cracked bricks above or below the roofline.
The need to tear down to the roofline is not obvious, and the owner believes contractors want more money for a repair that is not really needed. Thus, a BuildZoom consultation is requested if the price is reasonable.
