Are chair rails considered dated now? Would recommend removing them from a formal dining room?

Such a great question.

It depends on the neighborhood and style of your home. In a traditional home in a traditional neighborhood, chair rail is common. Even some modern designs have chair rail. We just finished a home that one would call country chic which is a transitional look and we utilized lots of chair rail but with a modern flair. If you like the chair rail, find a way to work with it and if you are uncomfortable by it, then it must go. Good luck with your project.

It depends on the style of the house. You could remove them or you could keep them and paint a different color or pattern below. I have flipped 1940s houses and added the chair rail with wainscoting below or other wood textures. Adding this “charm” to the house ups the sellability. However, if that style does not match the rest of the house, removing it may be the best option.
