I am debating the purchase of a home in Portland that is a designated Historic home, which comes with a number of special considerations. Are there general contractors that specialize in dealing with historical societies and/or historical projects? Also, before I buy this home, how much does historical society involvement typically slow down an extensive remodeling project of a 3500-4000 SF home?
Yes there are contractors and design build companies that deel with this type of projects. Our company handles that in Boston Metro area. Knowledge of the architectural era and the work of the architect that designed the home. Historical Homes have restrictions on what you can and can not do to the exterior of the home, material restrictions, as for the interior they have no say. You have to submit design drawings for there approval, attend meetings which is time consuming and go through drawing revisions, optain there feed back which at times tough to understand there reasoning or lack off, they like the improvements to provided great improvements to the overall look of the home. All the approvals are done before you optain your building permit. Building permit is contingent on Historical district approval. No delays once approval is granted.
