While installing an upgraded shingle has value itself, the most significant increase in value is going to be from the roofing system itself being correct and complete to the upgraded shingle, and installed by a fully licensed professional whom is recognized and certified with the shingle manufacturer which will result in an expanded warranty up to lifetime, and in our case as a Owens Corning Top of The House Preferred Contractor a lifetime transferable warranty.
Remember it is a roofing SYSTEM, and the best materials in the world will not operate correctly unless installed correctly, and all of this is the TRUE value.
A complete CERTIFIED roofing system with a transferable lifetime warranty is definable in dollars by the replacement costs NOT incurred going forward as would be with a lesser product. Over 30 years, easily in the tens of thousands.
Basically if you call any realtor in your local town. I have heard in the past that an upgraded roof from 3-tab to a Architectural Laminate would increase the value of the house by 7% to 10%. I also believe that proper installation will cause the property value will increase.
As a Realtor myself, I’d have to say you ask for a local Realtor to advise. Regions vary tremendously. We don’t go on percents. It’s always competitive market analysis.
A homeowner will save thousands in the long run with an Architectural shingle. Obviously it has nicer curb appeal and is a staple on most all-new construction produced roofs in 2017. In addition to looking nicer, it is heavier and has higher wind ratings (130mph). Most architectural shingles now have a lifetime warranty. I have been a contractor for 20 years and in my professional opinion I would recommend IKO Cambridge shingles with Algae resistant properties (AR). This shingle is heavier than most all of its competition and the warranty has a true 15 year 100% coverage for labor and materials, compared to 13 years or less on other brands. I put the shingle on my own house and it has held up great. However, if a customer wants another brand, I will install any shingle they feel best about, so long as it is an architectural shingle. I have installed a lot of Owens Corning, Atlas, GAF, Certainteed and Tamko.
It won’t be long before 25yr 3 tabs are a thing of the past here in Minnesota.
It would not appreciate by much. A new roof to a home buyer is a new roof even if it was 3-tab. I see some homeowners sell their houses without even replacing the roof and they sell for a little less than if they had a new roof. But adding a new roof gives you a better chance of selling the house faster, gives it a nicer appeal to home buyers.
