It depends on a lot of variables. Simple answer, yes and it could even be more. We do whole house remodels all the time. Your area is probably more expensive than around our service area. It depends also on if these are your descriptions or the contractors. Is it a non load bearing wall for instance? It sounds like an older home if your upgrading electrical and plumbing and it’s hard to tell what interior walls are load bearing or not. Is flooring hardwood, tile, laminate or carpet? Updating all electrical and plumbing can be very expensive and there is a lot of labor and repair needed. Deck could be $12K or more depending on what type of surface material, railings, stairs, etc. Keep in mind you said this is an estimate too. With our process we don’t specify finish materials until we get paid to do a design proposal and then everything is spelled out in the contract. Hope this helps and it’s usually always sticker shock with larger projects.
Yes, that seems very reasonable but there are some factors that could sway the cost up or down such as they type of windows (new construction or replacement), what the reworking of all the flooring in the house entails, the quality of the finishes included (i.e. custom cabs or modular) etc. and whether or not the cost includes the building permit as well as the preparation of the plans and specifications needed to get the permits.
With the information provided it seems very reasonable. With more information one could say the price could be more and possibly less. I would say it is priced towards the lower end of our price window for a project like that. materials, finish and area can all affect the price. Equally as important is to make sure the service provider has a good reputation, references and is working with all the appropriate permits. With permits, you will also need an architectural drawing for the kitchen and load bearing walls. See who will be covering these costs and running the permits.
Good luck!
This seems like a very reasonable price for a Kitchen Remodel. As a design/build firm in the Bay Area we let our clients know that a kitchen remodel can start at 75k-85k, depending on the size and materials chosen for the space. A new report was just released from Remodeling Magazine and the average cost of a mid-range kitchen remodel is approximately 70K in the San Jose Area. I hope this helps!
The price seems close but the ambiguity in the contract is unacceptable. It should say supply and install for all materials and list hold outs like the floor and fireplace. “Redo” the use of this term makes me think you should get another est.
Remove and dispose of drywall as needed
Remove and dispose of 2nd floor bath to the studs including mechanical less duct
Supply and install sch 40 PVC drain rough to 3 piece hall bath
Supply and install finished green board as required in bath
Sully and install 21/4 inch colonial trim to all windows and doors in kitchen with matching 4" base and sills. 4" crown at $18 per ft.
These are just some examples. Everyone has thier own style but it should be specific. I would say a contract of that scope should be two to 3 pages.
