Wondering whether owners would like to have a contractor build out the frame and they complete the finishings. Has this happened with anyone’s experience? How has it worked out? Do you think it’s a good idea? Thanks
I have had projects where the owner has requested that scenario. It can be done only if you trust the homeowner, the main concern is be liability. If an issue arises it can be a really sticky situation so each step should be inspected not only by the city but by the owner as well and should be signed off in writing.
Issues that can arise are when settling can be excessive which can lead to drywall cracks and grout/tile cracks. Even normal settling will result in some cracking of the finishes and if the person doing the finish work does not use quality products and the proper methods it can lead to some extensive damage which can then be blamed on the person that built the shell.
It is a very tricky situation that isn’t ideal, but if done will require a lot of documentation to protect one from problems down the road.
