How can a home owner recognize when a roof system has problems?

First look and see if you have any water marks on your roof truss and or plywood. You can do this by going into the attic and looking at the underside of the plywood and top cord of the truss. If so you have a leek. second go out side and look at your roof shingles or tiles if there are any tiles/shingles missing you need to have them replaced or if you see any warping in the shingles those are the signs of a bad roof. When it leaks! Most homeowners won’t ever know what to look for when it comes to identifying common everyday roofing issues. Most roofing systems that I have inspected have been installed improperly. There are so many things that can go wrong with a roofing system. One of the most overlooked problem is a lack of ventilation. This will cause premature breakdown of asphalt roofs, voiding manufacturers warranties.

A sign of an improper ventilated attic may include: noticable temperature increase in a second story room, blistering on the shingles, thermal cracking in the shingle, and water spots from condensation.

The ventilation code that is required by all shingle manufacturers comes from code R806.

If you have any of the signs of improper ventilation, take the attic square footage and divide it by 150. Take that and divide it by 2. Now multiply by 144 to convert to met free inches. If you have square box vents divide your final answer by 54 and that’s how many vents you should have on the roof. That number of roof vents should also match the number of soffit vents as well.

If you don’t have enough vents call a local roofer to have them install more!!

If you notice any missing shingles, excessive loss of granules, or you start to see the framing structure through the shingles, that is your first and most common problems. Going in your attic with a flashlight and light foot, can give you a more detailed idea of where a roof system has it’s problem. Chimney flashing
This is another area to be concerned about. If your flashing consists of roof cement or tar, it may need to be replaced with a long-term, water-tight fitting, which would be a metal flashing system.

Shingle granules in the gutters
Look in your gutters to see whether they are loaded up with shingle granules. Roofs tend to lose more granules toward the end of their life cycle. Inconsistant or darker color on some parts of the roof is another sign the granules have worn away.

Daylight through the roof boards
You notice a spongy feel or trampoline bounce when walking on the roof, which means the underlying decking is weakened from moisture. Check your attic to see if there is any daylight coming through the roof boards. Also check for moisture in the insulation.
