How can a homeowner protect themselves from being sued if an accident happens on the the job site?

Talk to your insurance agent. Typically, there is a rider you can add to your policy for situations like this. We recommend it to all of our clients just to be safe.

Insist that your contractor or anyone else that works on your property carries workers compensation insurance as well as contractor general liability insurance. It is a good idea also to insist they carry a wage bond and commercial auto coverage in case one of their vehicles is involved in an accident on the property.

Workers Compensation Insurance on the sub-contractors protects the home owners and the Contractors

use licensed & insured contractors.
have a permit on the project.
have contractor sign lien waivers at all stage payments, at least if it does go to a court of law, all the contractors suppliers & subs should be paid up to date of last stage payment.
