I live and I am president of the Casa Del Monte condominiums in San Simeon. The driveways of the condos ( 26 units) have a black asphalt surface.
They are in good shape but tend to leave black residue on shoes and bare sandy feet. The best bet is to leave your shoes outside in a beach basket . Does a sealer prevent this or is asphalt asphalt ?

Your question is quite interesting. Asphalt is quite porous and holds alot of small microbial compounds organic or non organic. Salt from oceananic winds and humidity plus heat can cause a breakdown which can cause staining. Also if area has just been paved recently fresh asphalt can do this staining also until cured. There are some products out there that can provide you with a ( Stain Stopper) A good product that I would reommend is Black Jack Speed Coat Acrylic black top driveway coating. The quality of this sealer is great. One 2 gallon bucket covers 200 sqft. Dry time is about an hour for walking traffic. And it also is water clean up. I believe that this will fix it.

White building sand spred over new area will help prevent this and it is easy to blow of after asphalt cures
