How can I save money on my custom home?

I have a dream home in mind that I would like to design and build with the help of contractors on BuildZoom, but before I get started, I need help with tips on how to save money from the very beginning. Thanks in advance.

The wisest place for you to save money while building a custom home (in my professional opinion), is to research, shop, and order certain materials via the internet and have them shipped to your build-site. I’m thinking in terms of certain fixtures…bathtubs, sinks, etc. Also, I’d start shopping flooring directly, closeouts, short quantities, lighting (for sure!).

These are the best items you can save on, and if shopped right, could save you a small fortune.

One option you can think about is purchasing all the materials yourself, so you will not have to pay any contractor markups on your material packages. Markups typically cover material take off time, ordering, handling, etc. The only downfall is you have to quantify the amount of material you will need yourself.

Just following up on this – why are markups so high? And if I’m handling materials myself, will the overall bid for the work be higher to compensate for the loss of profit from materials?

I would have a contractor do the work up to drywall going in. The rest of the items to finish a house after that are fairly simple and can be done yourself or hiring individuals to complete. It will cut down on the cost you will be charged by a contractor overseeing this part. If this isn’t an option look for a contractor that does time and material and has good references on coming in on budget and on time. Stay away from a fixed bid as this can cause the contractor to bail if he starts losing money and a lawsuit that will cost you if it came to that.

Remember to get at least 3 bids when looking for general contractor or sub-contractor. Cheapest bid will not always save you money and the most expensive will not always be top quality best contractor either.

One of the best way to save money is spend it or basically investing in a good and professional designer before start anything, the designer will cost you money (is true), but they will simplify many time and future decisions that will cost you more than you pay them to design and project your Idea.
The contractor will be more effective when you have a predesignated project and the architect will be in the same page as you and the contractor. Just with this simple tip you are saving about 10-20% of your total cost. So don’t do any movement until you are very satisfied in all aspect with your design.

The purpose of the review to ensure that the drawings are complete, accurate, buildable, and try to minimize the possibility of change orders from the Contractor. You want to make sure that the review also includes Value Engineering. There are many to build a structure and you want to make sure that you are not spending money needlessly. Depending on the size and scope of your project you could save yourself a significant amount of money.

The only way to save money really is to look around at certain shops, try to avoid home depot like stores at first, see if you can find cheaper material either online or other local shops. A lot of shops will discount their floors, tile, fixtures, facets and so on. You can save thousands of dollars just on hard surfaces alone this way.
