Is it difficult? Do you still charge per square foot, or rather for “assembly”? If I purchase a pre-fab package home, but want to add a specific thing to it after the fact, such as an additional room or chimney - is that possible?

Modular homes are built pretty much exactly the same as a site built home, with same framing and finishing methods. To a point they are built stronger to be able to make the final trip to the job site. With 90% of the fabrication being done in a controlled environment, the builder does not have to contend with the weather to slow them down. All of the framing is kept out of the elements during construction as well. This usually all adds up lower build cost and time. Because they are built using the same methods as a traditional site built homes, you can do any renovation that you would want.
