I want to buy a vacant lot and build a custom home to fit my needs. But what’s the process?
I have an idea of what I want from the home, but how do I juggle an architect, realtor, local building department and builders all at the same time? I want to make sure the land can accommodate what I’m looking for (physically and for local zoning) before I sign, so would I need to bring an architect to the lot? And how much would that cost?
The first things is to find a contractor and explain him your project.
An experienced contractor should be able to advise you the proper way and to tell you if your project is possible or not.
I recommend you to choose a contractor that can also provide you the plans/blueprints.
That way the contractor think ahead of time when planning it discussing with you the cost of your construction project.
Also, when your contractor will start building your project, he will have to communicate many times with the architect/engineer that did your plans. So it is better to do it with someone that he already works with!
As EOL Builders mentioned, it is best to find an experienced contractor that can work with closely or who has a team of architects and engineers to develop blueprints/plans. The cost will vary on the size of project and details.
Our team for example gives a total amount including submission to the city and pulling the necessary permits which our clients pay for or reimburse us once the job is completed.
Assumption: You have secured financing and you are ready to begin the process of fielding ideas.
Research Home Builders Online
Home builders are structured different from general contractors. Home builders specialize in the construction of new homes. This is what you want.
Look online for home builders in your area. There are two types of home builders: a) design and build firm and b) general home builder.
The only difference is that the design and build firms have architects on-staff, and possibly an interior designer. In other words, this is a one-stop shop. Otherwise, a home builder will probably have a reference to an architect that the company works with.
