Would the value of the apartment appreciate or depreciate if the end layout is more functional with a larger and more usable space?

The area to be converted is 9 X 14 to make space for a study and informal living area/den which can double up as a spare room.

It all depends on who’s looking at it and living in it.

As far as real estate value is concerned, going from being listed as a 3 bed to being listed as a 2 bedroom will decrease listed value.

Whatever you do, seek advice from a contractor who has held a license for more than 20 years. They will give you a much more realistic value than someone in the real estate sector.
