We have 8 windows to replace, varying sizes but I think they’re all standard sizes.
When I tell people I need to replace them, they all gasp and mutter that it will be expensive, but the numbers they mention ($20k+) sound extreme.
How can I estimate the cost?
Wes, there are a whole bunch of variables here in this question that it cannot be answered direct.
Things I would need to know:
What kind of replacement: insert replacement or full replacement
What style of window? Casement, awning, double hung, other…?
What kind of material? vinyl, wood, metal clad, fiberglass, metal
What brand?
Will they need new trim on interior/exterior?
The list of questions can go on and on and are best answered by contacting a professional and scheduling a site visit. Check with your local BBB or a site such as BZ for a contractor.
Typical costs:
Expect to pay an average of $300-$700 per window for replacements placed inside existing (and structurally intact) window frames, but it could go as high as $1,000 per window, for a range of $3,000-$10,000 for a one-story, three-bedroom home with 10 windows. Larger, two-story homes with more windows can run $10,000-$20,000. Double- and triple-glazed windows, or those filled with argon gas increase energy savings but bump the cost to the higher end of the scale.
It depends on your wind zone. Windows are constructed to meet various wind exposures. Coastal areas will require impact glass in lieu of standard. Frames are also a factor, some codes now require vinyl in lieu of aluminum for energy efficiency. And fasteners, each window has a specific test as a “system”. You also have to consider Low E, insulated, color, etc. And finally, what has to be done to your existing finishes and structure to allow removal and replacement. It adds up really fast!! Be sure to ask for three estimates from glazing subcontractors who know your local codes and pull permits. They will know the “law.” Low E and insulated is preferential based upon where you live.

a. 20k would be for the top of the line architect series windows. I mean top of the line…
b. 8k for a good entry level window. (window and install included in the prior numbers)

Wes, the best thing to do is to have a professional company come out to give you a free estimate. Prices will vary depending on the type on windows you choose. Depending on what state you’re in there is a financing program called HERO. Ameriside is a HERO Registered Contractor. The HERO Program provides homeowners a unique opportunity to pay for home energy improvements through property tax financing. Benefits include 5 – 20 year terms, tax deduction benefits, transferability when the property is sold and consumer protections.

The installation cost should be anywhere between 8k-12k. Then there is window cost and need to get brand and size to help you more; you will be around 20k if it’s standard windows.
This will depend on product quality and type of window. On a conventional window replacement style, the cost on labor could be anywhere from $100 - $300 per window, plus the cost of the window itself. The cost of windows can vary by window type (e.g. double hung, single hung, picture, slider, shaped, etc.) and by construction (vinyl, aluminum, wood, composite & fiberglass). Size is a factor as well as energy rating standards as prescribed by local or state codes and other standards. Labor rates vary throughout the country. Certain companies pass through the costs of advertising, sales commissions and financing.
With all that said the average price in my market area for a replacement quality (not cheap builder grade) single hung Energy Star ™ rated vinyl window professionally installed is $425-$475.
Windows are like cars, there are many to choose from and the price varies dramatically, due to the type of window, replacement, new construction window, or full dressed window. Then there are many options for the window units. painted interior wood or natural, or any combination that is offered.
Some windows you will need minimal work to the exterior some will take a tremendous amount of work to blend in with the exterior siding being reworked to blend the new window.
Finally you will need to know which window works best for your home, then get prices for that type of window, and it will also vary in price unless you can be very specific as to the exact window you need.
It really does depend on the size, quantity, and type of interior / exterior trim you have installed. Price can also end up being on the high end depending on the location of the window. The less accessible the higher the cost. $20k sounds pretty high, but I have seen 8 windows get replaced for $10 - $15k. If this still sounds too high, I would suggest you buy all the windows and trim. Then, hire a contractor to install. Just be aware that you will have to accept that many contractors will not warranty the install if they did not purchase and handle the windows themselves.

We are located in NYC where we deal with mostly aluminum double hung windows and when adding Low E glass and energy saving, windows usually start at $250 ea and I would say Installation and capping about $200 per window.
