How much does it cost to add 499 sq ft with bathroom?

Great question, Contractor Home Builders, Inc. The simple answer (for a ballpark estimate) is to use $150/ sq. ft. for an addition. Based on the square footage mentioned in your question, the ballpark estimate would be $74,850.

However, there are 2 types of costs associated with additions: fixed and variable.

Fixed costs would include items such as concrete, framing, rough electrical, rough plumbing and HVAC. In other words, these are costs that the builder can estimate with little margin of error.

Variable costs require a budget. These are known as finish items or a finish budget. These items include: vanity, flooring, faucet, trim, doors, etc. For instance, a nice 36" vanity with top (from a big box store) will cost $500. The faucet will cost about $100. But, a nice 36" vanity with top (from an online retailer like Overstock.com) could easily cost $1,200. That is a $600 difference for one item. So, apply that type of variability to all of the finish items in an addition, then the builder and homeowner could have a significant price gap. But, this only applies if the builder is purchasing the finish material. If the homeowner is purchasing the material, then the labor would be a fixed cost to install the items, and the homeowner could spend as much as he or she would like to on the finish items (because those items are not included in the GC’s proposal).
