We want to add an ensuite bathroom to our master bedroom. The bathroom would be fairly small (5’ x 5’) and would only include a sink, shower and toilet. The bathroom’s main plumbing wall would be shared with an existing bathroom’s plumbing wall.
Beyond framing/drywall, permits, and tying in the new plumbing, or there any other major costs we should expect that are outside the scope of normal bathroom reno?
Demolition costs, new flooring (type?), painting, light fixtures, insulation. What type of sink will you be going with? Be careful of mark up. You may want to know if they are going to markup supplies. Also look at labor costs if you are not doing the work yourself.
Not really - everything that you described is pretty standard in order to add a bathroom.
The thing you need is a blueprint.
Blueprints for a job like that are usually around $1800 for a bathroom that size to build from zero. Including finish materials, the price can go anywhere from $14 to 18,000, although it’s a small bathroom. I really recommend you get someone to have an overview on the area that you’re thinking about doing the bathroom and that way you’ll be able to get a better price or a better idea. I’ll tell you this: if the number I told you is in your price range, I recommend you to get blueprints and that way when you have an estimate you will have the possibility to get the exact number and not an estimate. It depends on many different factors. Tile vs Laminate, New shower / tub. Size of bathroom, cost of material. Average bathroom is approximately 8-9,000, however as I stated depending on what you want in the bathroom it could go up to 20,000.
