We’d like to do a full gut reno. We’re not changing the size of the bathroom, but we’d like to re-configure the layout, expand the walk-in shower, replace all fixtures, and re-tile or paint everything as well as add new tile floor.
We know the price changes based on finishes, but what should we expect to spend on labor?
You can usually plan on about $4000 to $8000 depending on shower or tub selection, if it is tiled or pre-fab, etc. The best way to do the shower pan and wall system is to use the WEDI system to avoid cracked hot mop pans or leaky vinyl liners. Tile on walls usually runs $25 to $33 per square foot, pans are usually $700 or so including the pan and the tiling, and floors can be $3 to $6 per sqft. Painting should be around $300 to $400, and the cabinets and fixtures should be about $2000 for a double sink with marble tops or similar.
Labor estimation as mentioned in other answers here can range widely, based on the condition of the house and how it was originally built.
Relocating and repositioning drain locations (relocating the toilet or the shower) can be a simple job if you have raised foundation (crawl space) but can become pricy if we are talking about a slab foundation.
The walls material matters as well, many older homes still have plaster as the wall material, plaster cracks and breaks very easily and almost impossible to cut straight when it comes to rewire or adding more electrical features. If in your case you got plaster as the wall and ceiling material it is highly recommended to replace it all to drywall.
The rest depends on the complexity of the tile size and layout, if the tile is standard 12x24 or any large size material the cost of labor goes down, but if you are planning on a 2x6 subway tile in a basket weave layout expect more labor cost and time spent on the tile work.
In my professional experience an average master bath (about 8’x10’) in a drywall walls and raised foundation situation you will be looking at around the 9k-10k labor costs and about 12k-14k if its slab with plaster condition (prices include all rough materials but not finish materials).
In Southern California, a typical master bath remodel runs on the average $15,000-$17,000 if you are fully renovating the entire space and using custom finishes. This is all dependent on the size space, fixtures and tile selection. For example shower faucet sets run anywhere from $40 for your basic set at the Home Depot (not including valve) on up to over $2700.00 for a “luxury faucet set” depending on the manufacturer and finish. It would also depend on if you are moving plumbing, if the existing plumbing pipes need replaced, if you will re-use the vanity, re-use the toilet, etc. As you can see there are quiet a few variables and it’s not an easy question to answer without knowing your selections.
Master bath usually starts around $9500.00 in Bay Area but thats is just a ordinary bathroom. You start wanting a jetted tube and custom tile with niche and dual vanity sinks and Grohe shower valve multiple shower heads. Custom Vanity Mirror ant quartz top your looking $15,985.00. I also offer 10 year warranty.
Although you already have some decent answers here I’ll still give it a shot.
Here in the West Coast, Most home owners spend with a General Contractor $10k for the most basic bathroom and up to $25k for the more complicated ones. Aside of that, depending on how luxurious are you planning for this to be, Tile, Vanity, Shower doors Etc. will roughly cost $3k-7k
Hope that helps
Ron
All depends on the state you live in and the region cost of materials and labor is different in southern states than eastern states but over all $6,500 to 8,000 .00
Here is central Los Angeles its anywhere between 15-20K for a small 5x10 bathroom. The price can vary significantly as the materials cost can vary exponentially.
The moment clients start to re-configure the layout, the price goes up dramatically. I am referring specifically to moving plumbing. If you are not moving plumbing, then changing the layout won’t change your price by much. As soon as your plumber needs to move supply and waste lines, this will drive the price up because of the amount of work and time needed.
From the information you have given you can expect a contractor to look at it like this…
Demo includes baseboards, flooring, drywall, old shower, vanity, and window frames. Probably around 400-700. Disposal too??
Drywall, mud & tap you can expect around $1000
Tile floor depending on the sq ft you could expect to pay 800-1200
New vanity, counter top, sink 1000-1400
New shower layout and tile 1200-2000
Toilet -300-500
Paint 60-100 an hour
Light fixture maybe 100 per fixture
So all in all you could pay anywhere from 6000 to 12000 depending on material and labor… want the best quality and best work you could pay up to 10000 to 16000
This all depends on material and dimensions and labor hours, smaller (budget oriented projects) could be as low as $6,000.00 , However A larger project with quality material could go up to 15,000.00.
Here in Arizona it is at an average of $5000.00 to $12500.00 and all of the details are very unique, we have a lot of interesting home owners that are very involved and others that are not, the designs and all details and fixtures can make or break a budget, the tiles selected and all other trim and finishes, then the fixtures are very important,
The answer for this question is of a very wide range I would say. I am a contractor in NYC area, we don’t see a lot huge master bath over 100sf, depending DOB filing requirement, finish product selection, change of layout, house condition, the general cost could range from 10k-50k or even above if the owner want to spend that much with a designer getting involved.
