Does the price depend on total square footage, or number of bathrooms? For a house with 2 bathrooms, a kitchen, and washer dryer in the garage, how much should we budget?
That’s a very open question and depends on a variety of things, including, for example, what type of foundation you have (raised? slab?), how many stories, distance between points, special conditions of the house etc. What exactly do you need to be done? Re-pipe the entire house? Whole new plumbing? The best option is to contact a licensed contractor (like us) to have them come over and look at the job to discuss. It can be a bad idea to try to estimate those things without having a professional look at it first.
We have a very simple way how we estimate a plumbing project: GWP charging by point.
For example: One bathroom usually has a sink (1 point), shower (1 point), 1 toilet (1/2 point). So, one bathrooms has 2.5 points times $x per point, and yes, ladies and gentlemen, this includes labor and material, taxes, but does not include fixtures.
Thank you and good luck to all of you home owners and contractors.
A good gauge to go by is to figure out how many fixtures you have going into the new home
For example if you have (2) FULL BATHROOMS you will count; the amount of sinks, tub/showers and toilets. In this case two of each. (2) sinks, (2) tub/shower enclosures and (2) toilets. In the northeast, the typical cost per fixture is between $800 and $950 per fixture to rough-in the plumbing.
In this example: 6 X $900 = $5400
Not sure where you’re located but it is more than likely close to that figure. FYI gas fixtures (stove/oven, water heater, furnace etc.) are usually a little less per fixture around $475 to $600.
For a NEW HOME with 2 bathrooms, a kitchen and a washer and dryer. I would base it on the following:
6 bathroom fixtures
1 dishwasher
1 kitchen sink/faucet
1 water heater
9 fixtures (X) $900 = $8100
2 hose bibs------ (+) $500
1 oven/stove
1 gas dryer
1 water heater
1 furnace
4 X 5 = $2000
You will also need a water and sewer connection from the street to the home
We charge approx. $2750
TOTAL ESTIMATED COST FOR PLUMBING FOR YOUR NEW HOME
APPROX. $13,350
Please note this does not include permit fees and or the actual fixture you will most likely be responsible for supplying your plumber with water heater, toilets, faucets, sinks, tubs, shower heads etc…but ask if your plumber gets a discount and perhaps they will pass that savings on to you.
Good Luck!!!
Between 1400 to 1600 per fixture if the plumber buys the fixture plus water and sewer to the street
Roughly 7,600.00 with builder grade finishes. (Moen chateau chrome, round front toilets, etc…)
Plumbing estimates are normally done by number of fixtures
Depends on how plumbing contractor bids it. Sometimes it is bid “per fixture” at anywhere from 500.00 to 1000.00 per fixture. Some bid it per square ft. Others bid it according to their cost of doing business. Per fixture is typical but doesn’t always include the actual fixture (toilet, sink, faucet ect). The safest route is off of a set of blueprints. That is the best way to get a accurate material take off. It makes a difference whether the bathrooms are back to back or if they are completely at opposite ends of the house.
When we do small remodeling jobs, the pricing is done on a case-by-case basis. We give free estimates after we survey the job to be done. It depends on a number of factors, including what is to be installed, and the level of finish the customer wants. For example, how large a water heater does the customer want or need? Will it be gas, electric, or tankless? Do they want standard fixtures, or upgraded ones? Will the bathrooms have tubs installed, or just showers? These are just some of the questions we would need to consider, and could affect the cost. This is why we survey every job before beginning work.
Every job is different.
- Copper or pex? PVC or cast iron? Hot water boiler? Hot water heater?
- full baths, Kitchen sink, dish washer, garbage disposal, washer, dryer, gas hot water heater, boiler(gas only)
Permits, inspection. Ball park estimate would be around $22,000.00
We go by fixtures count x a multiplier example house would have 12 x 1200 = 14,400 plus we add for silcocks dishwasher refrigerator at $175 each hope this helps fixtures and faucets are not included
Rough estimate is $11-12,000 not including fixtures. Fixtures vary greatly in price and include tub/shower valves, is it tiled shower or tub/shower kit, sinks, faucets and toilets. It really depends a lot on the fixtures but to put in water service and sewer for rough in and top out would sit around $11,000.
Plumbing pricing goes by the number of fixtures.
Is there natural gas ? Dryer/stove
Condition of existing plumbing play a factor also, going to have to bring to NYS plumbing code
Any other question feel free to contact me
Well, it depends on a number of considerations. The number of plumbing fixtures being one, who will supply the fixtures, the type of domestic hot water for the house? Gas, oil electric water heater on-demand heater are just a few items.
The best was to figure is to get estimates after meeting in person and getting the home owners thoughts
About 17000 with copper about 12000 with plastic water lines.
The cost of plumbing for a new house has many factors.
Most importantly is the number of fixtures. The number of fixtures directly relates to the amount of materials (piping) and labor to install piping as well as install the actual fixtures.
Other factors would include, geographic region, where each town or state may have specific code requirements for plumbing that will effect the price. If the home is being built in the middle of no where, access to materials may pose a challenge or travel time may effect the price. Plumbing is sometimes a vague term for all mechanical work. Will you need heating? Gas piping? What type of hot water heater?
Fixture pricing can vary greatly and is very difficult to gauge, many times a builder will spec specific models to keep the plumbing budget in check. If the home is a custom build many times the customer will provide fixtures.
Your home, of 2 full bath, kitchen and laundry would be somewhere in the $17,000 - $22,000 range with standard gas or electric hot water heater and all fixtures provided by you the owner.
We go by the number of fixtures such as vanities toilets sinks tubs water heaters washing machines it averages out to approximately 600 per fixtures and the homeowner purchases the fixtures they want and we install them
Most builders price per fixture which can range from anywhere from $1,400-$2,000 and up per fixture. So a hall bathroom with a sink, toilet and tub would cost you around $6,000 for the rough in plumbing and final install of fixtures provided by others.
