We’re looking at a development tract that has some lots which have already been developed (but just in the past year) and some lots that are bare and available for custom building. The developed homes appear to have basic high end finishes already (i.e. granite counters, hard wood floors, etc.). Is there a big price difference between these homes and one we build from scratch?
Great Question! It depends on the specifications and materials etc. One vague idea is to give or take an extra 1/3 of the cost. Honestly most custom homes are not even compatible to track housing, cookie cutter homes. It is not unusual for the cost to be double, but keep in mind the custom home is twice the quality and style!
Custom homes are built the way you like it. If you know the stages, you can act as a contractor and hire subs yourself. it will make it cheaper than what they sell you already made, although put in mind that you need to know what you doing in order to save.
