How much will it cost to add about 600 square feet to a home?

Looking to add about 600 sqare feet to my house. This will include taking down a existing wall thats exterior brick construction from there adding 200 sqare feet office space , and a walkway that would lead into another office of 200 sqare feet. From there a 200 sqare foot sunroom structure with glass. This addition needs to blend in with rest of the house which is the red brick structure or I’m open to maybe a vinyl structure mixed in with the brick. The rooms will need to be wired for electrical, and AC and heating vents. No.plumbing needed Is this possible for a budget of 20,000 including supplies, labor, and all permits… what would be a reasonable time line? Thanks

Prices will vary depending on your area. In my area of California new construction ranges anywhere from $200-$250 per square foot. This includes all permitting costs, materials and labor. The best bet is to get a Draftsman or Architect that is familiar with your local building department to draw a set of plans for you, and then get at least three separate bids from local contractors.

An addition to an existing home typically requires considerations for the new structure and the existing structure from aesthetic and construction perspectives. We prefer to remodel a home so the new spaces seamlessly coordinate with the old. Keeping this in mind, additions of approximately 600 square feet would exceed a budget of $20,000. A key decision not noted in the description of the profect was the type of foundation. A slab foundation (with 4’ frost walls depending on your climate and location) is considerably less than an 8’, 9’, or 10’ full basement including the cost of excavation, removal of excess spoils, etc.

More details are needed for a ballpark estimate. This seems a little low unless you personally do some of the work.

Costs on an addition vary depending on where you are located and the quality and detail of the products you use.

I would sit down and price out each building phase from excavation to finish work and add ten percent for changes/ problems.

In Miami, Florida, costs for additions, remodeling, and new construction are running about $175 per square foot, but it depends exactly what you are adding. A kitchen or bathroom in the addition will make the addition cost more than if it is just a family room or playroom area. In Miami the 600 square foot addition would cost $105,000 or more. This is just a ballpark estimate.

To do a real estimate, you need to have plans prepared and then take bids from licensed contractors.

80,000.00 everything is included permits eclectic heating and cooling bathroom kitchen floors tiles siding roofing etc and sigh off .

Budget of $20K is super duper cheap, for office space, AC /heat—If public access to offices---- ADA codes required.

600 sq.ft. with a monoslab at grade about 6 K or better, if land cleared. Much unknown—soil back fill needed? Can Electric panel to handle extra sq.ft. loads, or is upgrade needed. Can AC unit handle upgrade or does unit need to be upgraded…If separate unit, upgrade on service would probably be required. Wood frame / vs. CMU ???—Area of country??? --Too many unknowns, but 20K for 600 sq.ft…maybe in an undeveloped country, not USA.

Without knowing more details I would plan on a minimum of $170 a square foot as a baseline.

It’s always important to note that there are a lot of factors that can influence the cost of a renovation, especially an addition. Construction costs vary a lot based on city/location, which materials are used, quality of the finishes, plumbing/HVAC/electric, permitting, etc.

In San Francisco, the “average” home addition runs $300-$350 per sqft, and it’s not unusual to see costs run higher out here. Admittedly SF is one of the more expensive markets, but it’s quite a different number from $170 per sqft. These estimates are very rough guesses that can help guide you through what costs to be thinking about, but aren’t set in stone by any means.

In the bay area an addition will cost you anywhere between 300 to 350 a sf depending on the conditions and what needs to get done.
