How much will it cost to add about 600 square feet to home?

I’m looking to add about 600 sqare feet to my house. This will include taking down an existing brick wall. From there, add 200 sqare foot office space, a walkway that would lead into another office of 200 sqare feet, then a 200 sqare foot sunroom structure with glass. This addition needs to blend in with the rest of the house, which is a red brick structure; or, I’m open to maybe a vinyl structure mixed in with the brick. The rooms will need to be wired for electrical, AC and heating vents. No plumbing needed. Is this possible for a budget of $20,000, to include supplies, labor, and all permits? What would be a reasonable timeline? Thanks.

The question is difficult to answer accurately without addtional information including foundation, structure, finish, etc… On its face, I would assume $20,000 would not be sufficient. Detailed drawings and specifications must be generated in order to protect you and a potential contractor to avoid misunderstanding and conflict.

Are you building on a footed foundation or post and pier? Either way the budget of $20,000 seems low. Other considerations would be interior finishes and what you are going to decide with the exterior, brick will be much more costly then vinyl siding. A typical budget for a proper worry free build should start around $100/sq.ft. which would put your project around $60,000. Not to knock other “contractors” but if you found one to do it at the $20,000 I would be extremely cautious as you will never be able to finish the project.

I agree with both answers above. To add to them, while $100 is a good low end starting point, depending upon your finish out requirements and your municipality’s permitting requirements, you could spend substantially more. For example, if you go with a builder’s grade carpet you will spend substantially less than you would on a high grade wood, such as bamboo. The number of windows, type of roof structure and shingle, and type and amount of cabinetry and trim carpentry will also have a great affect on your budget. If your municipality requires professionally stamped MEP’s (mechanical, electrical, and plumbing plans), floor plans, foundation design and wall details, your engineer/architect fees could climb quickly. In the North Texas area, I would say $100-180/sq ft is a fair estimate.

The answer is not a simple answer…lot’s of things come into play, such as the grade of interior finishes. Is plumbing required and is it easily accesible? Are we tying into a main roof. Impact fees required?

As you can see, until you have a drawing specfiying details, to include structural, it would only be a guess.

Dollars per square foot for additions can be $125 to $300 or more. To get 600sf of usable space, you would be building about 750sf or more, so costs are based upon gross, not net. Sunspaces are very expensive and often more than conventional construction which is more practical in many climates.

In your case, having a walkway and dealing with a brick wall would ned to be added in. It seems you really need an architect, because the arrangement you are describing would not likely appeal to anyone buying your house, and almost everyone sells their house sooner or later. Check on permit costs - they can easily be 3% to 5% or more if zoning is needed. If you are in an area with a low limit of 250sf or 500 sf of disturbed area you could also need a grading plan, Erosion and Sediment Control, etc., so it is best to have a pro look into it so you do not get deep into it and find out the non-construction costs will negatively impact its feasibility.

I think you will spend $75,000 including plans and permits.

I agree with the other answers posted. Depending on your area prices can vary widely. I just bid an addition of 225 SQ Ft on a parameter foundation and footers. 6 large windows, engineered wood flooring, drywall finish, basic trim package and one ceiling fan with lights. The price was over 20K. As a rule remodeling runs in the mid range about $115 to $125 per square foot. prices in a major metro area may be higher by as much as 20%.
