Looking to expand the downstairs of a home in the Sunset. Approximately 475 square feet (foundation already there for about half). Expansion will include one bathroom.
We are a construction company in Southern California. I would suggest that you contact your home owner’s insurance company. They can give you a ball park figure on replacement value (cost per square foot) for your zip code for new construction. I would take the number they give you and add another $25 - $75 per square foot, depending on how elaborate your remodel will be. Bathrooms can be expensive, depending on what fixtures you purchase, tile used, etc. You also need to determine if you need plans drawn, and if you feel comfortable subing the work out yourself or if you need to hire a general contractor for construction supervision.
You can also have a few contractors come and give you a rough estimate of the cost for the work. I hope this helps.

A typical remodeling project in the Sunset in San Francisco, including very simple expansion work, will typically cost between $300 and $400 per square foot, or $150,000 to $250,000 for a 500 square foot addition. It all depends on what you want, the conditions of the existing house, seismic considerations, etc.
Many contractors will give you a basic ballpark number based on the simplest of schematic plans, but you shouldn’t expect any firmness in the numbers until you have a firm written offer, based on approved construction documents.
Once you have the plans, we can give you a bid. Plan on about $600.00 a sq. ft., plus permits, Planning Department fees.
