I really don’t think there is any way of putting a price on that without seeing it in person . It will not be cheap and if i had to throw a price at it I would think 60k+ maybe . That’s what I personally would budget to spend . But I’m a Plumber not a builder so just guessing . Could be totally off .
I wouldn’t know how to give you a ballpark for Florida, but here in the Bay Area CA you can expect second story additions to run a minimum of $100k…but this is not before the great reply by Macleod Construction, and that is to speak with an architect/design-builder first that will provide you with architectural and structural engineering plans. Without this work, not only will you not move forward with the city, but you will leave contractors unable to accurately propose an accurate honest estimate for the work. Good luck in finding the right contractor sir!
First it would be in your best interest to get plans/permits taken care of in order to get a more accurate estimate. There are companies that have the entire package where you can find everything you need, I would suggest looking for a design + build combined company. They can take care of any missing factors that may come along. Otherwise, an estimate will not be accurate and the ballpark price will be vary on an extremely large scale which is not useful for you (the homeowner).
We have seen price ranges go from $250-$500 per sqft depending on area of the country and finish Options
best first to obtain general renderings from p.e. or architect with general plans and ideas costs vary mostly upon bathroom desires and flooring also trim these projects done in quality here on long island run between 150 and 350 per square foot depending on all your desired wants LARAMAR CONSTRUCTION
it is very hard to answer without plans details and engineering specs.
is the property on hill side or flat ?
is the property on raised foundation or slab on grade?
what are you adding? - bathrooms , bedrooms…
what type of roof, deck, balcony ?
what type of windows,doors, HVAC?
i think the range will be between $200-350 per sqf
I just put a second story addition on a single story home in Miami. This is a serious amount of work structurally and would advise that you consider just rebuilding from scratch as it is actually easier. If it is a stick house it should be much easier but in south Florida you have the 50% rule to contend with which will require the entire structure be brought up to current code. I would say you are looking at a minimum of $350 sqft for masonry/concrete construction for the added sqft and minimum of $200 a sq ft for the existing to bring up to code and refinish.
