It’s not so much a matter of how often, but instead, when. We recommend having a licensed roofer inspect your roof every other year for deterioration or storm damage. Unless of course you have high winds or hail, then get an immediate inspection. But the average asphalt shingle, when properly installed , should last 20 to 25 years.

Newer three dimensional asphalt shingle roofs have a lifetime expectancy 30 to 40 yrs. If you have an original Three tab shingle roof that is over 20 yrs you may consider having it replaced in the near future. Flat rubber roofs would need to be taped cemented & coated depending on condition. All roofs would need an experienced roofer to determine when it’s time to repair or replace.
From prior experience, it seems that the ideal time to replace your roof, commercial or residential; is 20 years. Although you can push your luck, you definitely don’t want to be stuck in a water penetration situation, which will most definitely cost you more to repair (i.e.: damaged substrate, fixtures, belongings, etc.)
