I suspect my home, which was built before 1978, has lead paint. Do I need a special contractor to perform the work?

If your home is found to have lead based paint after testing, YES. EPA regulations now mandate that any contractor or maintenance staff, from plumbers to electricians to painters, who disturbs more than six square feet of lead paint, replaces windows or does any demolition while working in a pre-1978 home, school or day-care center, must now be Lead-Safe Certified and trained in lead-safe work practices. If not, you could face tens of thousands of dollars in fines. These regulations are now the standard of care for the industry and complying with them will reduce your chance of being involved in potentially expensive lawsuits.

Any home built before 1978 most likely contains lead paint. You need to find a Licensed Contractor that holds a valid EPA Lead certification. They will test your home for lead and will let you know what the standard procedure is. Any contractor or subcontractor for the matter that performs any work that permits lead paint to resurface on a home built before 1978 should hold and EPA cert up to date. Both contractor and property owner can be substantially fined for not complying with the rules and regulations of EPA.

Yes. Any home built before 1978 is considered to have lead-based paint hazards, no matter how many times the property has been repainted. You can always check with the EPA. Just go to www.epa.gov/lead for more information and for a roster of certified renovation experts in your zip-code. This is especially important for homes that have small children, but really everyone should become informed about this hazard and how to safely work within the guidelines of this law. (Our company EPA Lead-safe certification # is 27674-2 and we have multiple certified technicians on our staff). We would be happy to answer any questions about this issue.

A contractor that is properly licensed to handle lead will take samples and send them off to a lab to be tested. If it is positive, a properly licensed and trained contractor will need to perform the work.

Hello,

There are a lot of rules around the Lead paint issue, if there are children in the home of certain ages the rules are strict and stiff penelties to tradesmen that do not follow the regulations you can go to the EPA to find out how the rules and regulations apply to your circumstances, there a lot of contractors that will misuse the rules and regulations to benefit there pocket books.
